Agree bro. Well said. I'm staying in Bukit Jalil now and work in KLCC. It's very close to KL and during workdays I can just take the train to work. The park and golf course really gives the area a nice green feel. For makan etc kuchai has plenty of low-mid Chinese food. Sri petaling now has most of the low-mid-high choices. Even premium Korean chains like Bonga have opened in Sri Petaling. Sri Petaling has 3 Coffee shops now that serves good lattes etc. I'm very excited by the new japanese specialty coffee shop in Sri Petaling. Normally all these yuppie cafes are a sign of an areas gentrification or increasing class.

Sri Petaling new shops just completed. Hopefully Sri Petaling shops will be the new Solaris and BJ will be the new Mont Kiara.

550 psf damn good deal lor at such a location. Where else can you find grade A location in Klang Valley with 550 psf price tag. All 1000+ psf now.

Ya agree the area is super dense. Access at the moment is bad. Subsale price also unlikely to appreciate much because large size so even if psf is low, total amount still huge.

But LRT, close to Pavilion 2, future link road for easy access to Kesas at this price is still a good deal. There are worse deals out there. For own stay of course Twin Arkz and KM1 east better if you don't need the lrt. Rainz at least Walkable to LRT lar.

We see lar the fight. One in the middle of Klang Valley with direct highway to Putra/Cyber through Mex, direct highway to PJ through Kidex, super close to KLCC vs one on the fringe of Klang Valley with MSC status. Both around the same PSF price. Which one you choose?

Not blind lar, they have limited funds so they choose projects with huge rebate, small size so easy to digest.

Bukit Jalil don't sell this type of props mar and all family size unit that's why hard for them to buy.

They cannot afford then they bash lor.

That road past the lrt not ready yet. But by the time Rainz is done, the LRT should be done as well. So access should be much improved in the future.

Anyway I think BJ got chance jadi the new Mont Kiara. Except the expats hard to attract lar since the best international schools are in Mk.

I stay in Savanna and am an owner in Block A. Golf view is superb. Jam only happens once a month or so if got major football match. Usually no problems. Access is excellent as you should know since you visited already. Direct link to Kesas, Bukit Jalil Highway and Mex with LRT within walking distance.

Best feature is the 3 carparks for every unit. Very rare to find 12xx sq ft condos offering that many parking spaces. No irresponsible paring and great for family living. My opinion is that Savanna is best value subsale. Block A is usually bare and Block B is renovated by Korean developers. They knocked down one of the room walls to make the master bedroom bigger. The interior designer did a good job as well. Other wise, block A and B both share the same facilities and are similar.

If you intend to renovate yourself better go for block A since slightly cheaper and you can use the balance to renovate. If want to buy renovated already, better go for block B. The maintainence and management of Savanna is great and everything is mature in the condo already. Community is very good with plenty of more upmarket tenants. Rental demand is very high as well but only the better tenants can afford to rent here. Most lower end tenants go for Vista Komanwel or Arena Green.

The restaurant on level 5 is actually pretty good and I have dinner there once every few weeks. Pretty convenient if you are just back from work and lazy to go out. You can get Astro and Unifi in Savanna but Astro beyond is not available which is a pain since management does not want to upgrade the Astro equipment.

I think you viewed block B which is the Korean block. Block A has a smaller Master bedroom and an additional room. So it's 3+1 instead of 2+1. I prefer block A definitely since you don't really need such a big Master Bedroom. The small room with tiny window is more like a maid room or utility room lar.

If moving in straight away I would buy Savanna. If can afford to wait, Rainz is good since its Exsim and the design will be nice. Of course Savanna location is better and with golf view lar. Savanna subsale is roughly 650 psf so about 720-780k depending on block and facing golf course or highway.

My preference is Block A, facing golf course, high floor with the 1281 layout which is slightly larger than the 1212 layouts. The extra 70 sq ft in the living room let's you fit in an island/dry kitchen which is very convenient.

Access not as good on the Bukit Oug side. BJ proper near stadium and along the link that road has much better access and better demand.
