I think it is very likely price at RM7++ psf but comes with freebies such as kitchen cabinet, bathroom appliances, etc. Perhaps even fully furnish aka moved in condition.
I agree with bro austinchua, Exsim supporters are looking for quality 1st and price comes 2nd. If the sales on 1st 2 weeks is 70%, i think exsim has made a profit from this project and they dont mind to hold for the remaining 30% and sell later.
Just my 2 cents.
