3 minor corrections to your "facts" about PL OUG.
- The size of the service apt is 950sft
- Developer is selling remaining units from 470k onwards, not 420k
- Leftover units are <4% of the total units, not 10% (as of last submitted sales figures)

Btw, PL is totally different class than The Rainz.
