The price for Rainz is RM 550 psf, compare to subsale of Z residence, Kiara Residence and Kiara Residence 2 is almost the same. Kiara Residence no transaction at all in 2016.

624 units in 5 acre land I think consider low density. May be you mention the surrounding apartment and condo. Yes, understanding in the morning will be very jam, may be you need to wait for 15 minutes only can reach the main junction. However compare to puchong or puncak jalil. The location is easy access to KL and PJ.

You compare to WCT , Park 2 and Skyluxe the price all RM 700 psf ++. You cannot get perfect property, is depend how you judge it.

We just let see how is the sales for HArve launch on OCT. RM 520 psf, is the location good? Is it 300 meter to pavilion and 600 meter to LRT station? I cannot recall already. But it next to the HTC. Of course I cannot compare Harve with Rainz, because Rainz is bigger size. IF let say now both is 1000 sqf with RM 550 psf, which property will you buy?

In term of psf price or low density or facade Rainz make more sense within BJ but absolute price i am not sure. Just to highlight a bit here there was a few units transacted in KR/KR2 at Q1/Q2 2016.  rclxs0.gif Average rental yield which one make more sense?

Bro, sometimes we've to understand the developer cost for each project and how many percentage profits they pocket. Don't forget Twin Arkz, does the total cost allow this project to sell RM550 psf?

If you read the Edge , the KLCC significant drop price in 2016. However other places the price is increase.
