Today received call fm HL banker informed that they got their pipe burst too. Now waiting for approval to release another batch in order to get those pending approved so shall wait and see. Looks like KR2 is making many banks to of their pipe due to too much units with high price.

I'm not sure how true the banker statement is but as to my understanding I'm among the first batch of HL loan applicants and now I have to become 2nd batch waiting to be approved? So fast they got their 1st batch limit burst? hmm.gif

None of the documents as above, the banks no longer finance anymore. And approval must be within 70% of the mitigated nett income.

Too bad Alliance Bank capping already burst, or else, I am sure Alliance can sapu easily. Alliance limit of RM 40mil already taken since early year. Ok..as to my undertanding bank closing their pipes when reaching the limit but not this as as they stop the loans despite still has some buffer left. If this tight lending persist, can see that many dropout units will happened in next few weeks.

Anyway bro, need your some advise. If let say at the same time I applied for another loan, will the bank realise that I'm appealing for another property which I'm intend to buy too?

Bro, possible to dig more details on what type of cabinet they will be giving us?
As what we discussed many times here, if they give us a low quality or traditional and outdated one, rather we ask them not to install as feel bad to tear it down later which also might damaged part of the walls which they install the item. Wonder if those detailed freebies will be stated in the SNP?

The Board of Directors of Ho Hup wishes to inform that Ho Hup, Bukit Jalil Development Sdn. Bhd. ("BJD", a 70%-subsidiary of Ho Hup) and Pioneer Haven Sdn. Bhd. ("PHSB", a wholly-owned subsidiary of Malton Berhad) had come to an amicable settlement of the Suit under the terms of a Supplemental Agreement entered between BJD and PHSB on 3 July 2012 ("Supplemental Agreement"). Ho Hup has agreed to discontinue its appeal to the Federal Court and to withdraw the Suit and any ancillary matters related thereto without admission of any liability and with no order as to costs and no liberty to file afresh, inter alia, upon the execution of the Supplemental Agreement.

Amongst others, the main principal of the Supplemental Agreement is as follows:-

1. Land

The joint venture development of the land held under Geran 42277, Lot No. 36101, Mukim of Petaling, Daerah Kuala Lumpur, Negeri Wilayah Persekutuan measuring approximately 243,000 square meter ("the Land") shall be on five sixths (5/6) of the Land measuring approximately 202,500 square meter ("the JV Land") instead of on the Land as a whole.

BJD shall be entitled to develop the remaining one sixth (1/6) portion of the Land measuring approximately 40,500 square meter and encompassing Parcel A which comprise approximately 5.9 acres of land with approved development order based on plot ratio of 3.09 ("BJD's Land"). Parcel A consists of an office tower and shop offices. The balance of BJD's Land measuring approximately 4.1 acres and with a minimum of 139,321 square meter in gross floor area is earmarked as development for high rise residential units.

2. Revised Entitlement

BJD's entitlement shall be eighteen percent (18%) instead of seventeen percent (17%) of the total Gross Development Value ("GDV") of the JV Land to be developed by PHSB, subject to a minimum value of entitlement of RM220 million ("BJD's Entitlement").

3. Settlement of Indebtedness

PHSB agrees and undertakes to pay for and on behalf of BJD and Ho Hup towards the servicing of monthly interests and the redemption of the secured loan of RM75 million from Insas Credit & Leasing Sdn. Bhd. and the payments so made by PHSB shall be treated as an advance of part of BJD's Entitlement.

4. Financing

PHSB agrees to endeavour to assist BJD to secure bank financing of up to RM20 million for the development of BJD's Land.

5. Charge of the Land

PHSB shall be entitled at its own cost and expense to charge or otherwise encumber the Land as security and collateral for purposes of refinancing the indebtedness to Insas Credit & Leasing Sdn. Bhd. as well as to part finance the development cost for the development on the JV Land. PHSB shall procure its financier to provide a letter of undertaking/disclaimer to exclude BJD's Land from any foreclosure proceedings that may be taken against the Land.

This announcement is dated 3 July 2012.

By 3 years time, the place will be really "wong" with completion or lrt and project surrounding as well as the upcoming malls and mix development. And yes, 600/sfp seems achievable with all these catalysts plus great locations. If they could add some commercial shoplots at the area then it will be truly perfect.

Even at $550/sqft, return after VP will be approx. slightly above 30% which I'm quite happy given DIBS scheme. If it ever touches $600/sqft then we all can celebrate at the rooftop garden at KR2 party.gif

With all the current pending project completed, I can see many hypermarkets will try to grab some slice of biz here so I believe there will be some big name operator coming into this area. Jusco/Giant/Tesco definitely will be putting up their interest but for me I prefer those quality supermarket such as Cold Storage or Jaya Grocers as their items are fresher albeit slightly higher price. If they can add some delicious restaurants and cinema then this place will be truly happening.

Bro, no issue with branded hypermarket as afterall high-end condo needs higher-end hypermarket also ma. If you can afford let say around 800k VP price condo then what is the peanuts to pay slightly extra for your quality groceries. And please, we need some shoplots with some quality retailers smile.gif

Yes, I tend to agree with you on this. Next time try Jaya Grocers, I bought perishable items at this supermarkets as the meat is fresh especially ribeye and sirloins. Also Isetan supermarkets is highly recommend but the price is really 5 stars biggrin.gif

Frankly I prefer laminated wood for bedrooms. At least it gives distinctive looks for bedroom from living room.

Laminate woods last longer, lesser maintenance as scratchless, easier to sweep and wipe and nicer to step too as oppose to solid wood which is hard to maintain despite steep price. Anyway different people has different opinions, let's see what the developer give to us.
