QUOTE(enriquelee @ Feb 28 2013, 04:03 PM) Yup, i received the letter on Monday. If u not convenience to go KL, what i understand is that u can be arranged to collect in TP sales office also on saturday morning. But need to send in the cheque 1st, and appointment is needed too. Total that need to pay is 12 months maintenance fees, water and electrical deposit and 1 more i think is cukai pintu/tanah. Must make sure all these paid and your bank already released all money for progress billing, then only can go to their HQ to collect letter for key collection. |

QUOTE(enriquelee @ Mar 12 2013, 09:54 PM) The timber flooring problem that I have is uneven joint, nail holes and some small holes which look like cause by wood borer. Ow ya, damage by water due to window not close. Same here especially the timber wood top infront of master room window and living hall. And, what i understand is, a good timber wood flooring should feel smooth and even when you step on it. I can feel the uneven surface, gap and rough. In addition, did they wash the unit before handover to you? what i understand is, TP management has to arrange cleaner to clean the house before arrange owner to collect key. But, my unit untill today still dirty even i has passed by house key to them to arrange for cleaning... No eye see |

Not so sure about this but maybe you can check. I think my neighbour informed the management that they need to move in fast. So, the management take their case urgently.
Maybe you can try to ask the office. |

I think just follow up with them till the major work done. Then the small small one can get contractor to help up during reno if need to move in fast.

Hi ,
Need some advice here. Do we need to submit the blue print to MPKJ for approval before start the renovation? We planned to build concrete pagoda, but some people said we need to get MPKJ approval, some not. Check with MPKJ, for application, we need to pay RM1700 to draw the blue print, pay RM 500 for deposit and another RM 500 for registration. Total is RM 2700. Any one have experience with MPKJ, please help to advice ya... Thanks |

QUOTE(carolchin @ Apr 24 2013, 12:59 PM) I think if we don't change the facade of the house drastically, it should be ok without MPKJ approval. By right, MPKJ approval is for major renovation and not minor ones like changing the position of a door or changing the windows or removing a balcony. Furthermore, the balcony area is still part of the perimeters of the house. Ya, I was thinking that too. And, my neighbour said the same thing too. That why very confusing now.. I hope to shift in by June; doing internal changes and fitout takes time! Do u plan to apply the approval from MPKJ, or just start the reno as long as the reno is within house perimeter? Btw, understand from MPKJ official that, each application take 1 month for approval, which mean u need to wait for them a month before u can start any reno work. Move in by June is not possible if need to apply approval. |

QUOTE(carolchin @ Apr 24 2013, 03:37 PM) Ya lor....thats why the only approval I got was from the Project Management office! One last important question!I also enlarged the family hall by removing the balcony...I doubt we would be utilising the balcony at all! As long as our neighbours are all happy that our reno does not affect them and we have abided by the guidelines set by Twin Palms, I think we should be ok...happy reno! In what condition they will find out if we start the reno without application? Your neighbour go and report u or etc.....? |

QUOTE(carolchin @ Apr 25 2013, 12:17 PM) I am pretty sure the percentage of residents who file a renovation application with the MPKJ will be 2%.... Ya, I also doubt about 1 day can get the approval. That is definately NOT possible...! I went through the proper channel of applying for a permit with a drawing for my previous house; paid money for the drawing to be done and was told the permit will be out within 3 days. That was 11 months ago. Can't even get in touch with the guy anymore. Now for my new house; no works are done to the external part of the house, only internal. I do not see a need for an application to the MPKJ. My neighbours are perfectly happy with what I am doing and thats about it! 11 months also still don't get feedback from them? How much did you pay? |

QUOTE(skng03 @ Apr 25 2013, 06:19 PM) 1st time double store link house, can buy std drawing, no need architect, no runner, submit bu my own. IC, they quote u RM2300 "all pau"? I got thier quotation of RM2800 "all pau" 2nd is semi-d, can't buy std drawing, thats why hire draftswoman to draw+submit, i got the contact from MPKJ there too, don;t know the break down price, normally they quote by package one, all "pau". Yea, u are righ that they quote based on house type. But, my friend said better get thier draftman cause they already "pakat" internally, so easily get approval, and faster too. The only problem is, their charges u higher compare with outsider. |
