within 3 years u cannot do refinance/sell ur props..
if u do that.. bank will charge u.. ehh.. forgot how many %.. macam is 2% of the loan u apply

it's calculate from the unit completion date? or start from the day u sign off s&p?

this one u have to see ur loan offer
if it stated : from the first draw down
means the developer claim the first 10% from the bank.. it start to count 3 years from there
if it stated : full draw down
means that developer claim 100% from the bank.. it start to count 3 years from there

depend on bank..
some bank will start calculate from the day they release money to developer
some bank will calculate from the day developer take 100% of loan amt..
