yeah.. since i saw they build finish the parking level liao.. then oni i decided to get sutera maya.. haha..
1st prop ma.. scare later abandon then ma jialat.. and also.. normally when the site finish the car park liao.. sure fully sold.. if not fully sold.. also dun have early bird liao.. nasib baik still got early bird for me..
shud be happy also when sutera maya is not popular..  if like z res and other props.. sure wont be my turn to grab one... tak kenal insider and not big big taikoon like j.. o.. e..

flexi loan calculation..
housing loan is based on daily interest rate which will be added every month into our loan amt..
if use flexi loan, the extra money that we put into the acct can reduce the daily interest rate...
let say example...

ur daily rate (without putting extra money into the acct) is rm100
then end of month 28 x rm100 = rm2800 / month..
then this rm3000 is added to ur loan and the daily interest rate for next month will be based on this new loan amt..

but if u got put extra money...
then ur daily interest rate will be like...
1st week = rm100
2nd week u dump extra money to offset interest, 2nd week = rm75
3rd week, u dump more moeny, 3rd week = rm50
4th week u need use money, so take some money out (flexi loan can take out anytime u want), then 4th week = rm75
end of the month = (rm100 x 7) + (rm75 x 7) + (rm50 x 7) + (rm75 x 7) = rm2100

compare above n below, u save rm700...
but this calcualtion off la...coz i use high amt..

but if u got rm5k, u can put this rm5k into your current acct to offset the loan amt..mean the interest will only calculate 400k - 5k = 395k, this would reduce the daily interest rate to like rm90/day

and u can take back this rm5k anytime..

then following week, u got another 5k and u put into the acct, mean the interest for 3rd week will based on 395k - 5k = 300k, reduce to rm80/day

then 4th week, u wan take out 5k for emergency, then interest rate will be 390k + 5k = 395k, rate rm90/day

this is how we play with full flexi loan...

bt take note that full flexi got maintenance fee of rm10/month..

until the following month, in which the monthly compounded daily rate will be added into the loan amt..
bt remember ah...all this while, we still be paying our monthly installment..which is the same every month until blr goes up...

u can take smaller unit...1200++ = < rm450k

got 1 time setup fee of rm200 (some bank can waive, some will take that into ur acct, some treat as processing fees)...
normally waht ppl do is put in lump sump into acct n let it deduct..
or salary credit into the acct...
then each time wanna use money, tkae out from there..
bt danger of it..u overspend and become overdraft...
