rm460k++ / 1341 sqft = 343 sqft
my z res rm500k / 1407 sqft = 355 sqft
u can take smaller unit...1200++ = < rm450k

my company got other post de mah..
i dunno anything abt programming..so i dint take note on that...

Hi bro Hong, whats the price for Kinrara Mas during that time the seller offered you?
i checked website now mostly selling below 350K... cheaper than your current sutera maya...hee

Anyway, in terms of location sutera a way better than kinrara mas....

I staying in Kinrara and pass by the Sutera site almost everyday..

no worry i saw the construction going well during day time....

last time was like.. 900++ square feet one.. 320~330k.. i don't have that much initial $$.. thats why i didnt buy.. initial payment is my only concern for that time being.. duwan borrow too much from parent.. veli paiseh one.. then let other sibling know.. scare they say also[which i dun think they will say la] .. now... with the 5% discount early bird + taking out me and my gf kwsp account 2.. i can pay all the money back to my parent..
that makes me feel happy.. thou i'm very grateful for them to borrow me money initially..

Yes, now leave those big unit one only, 600K++ la, am waiting for the 2nd launch. Scare later the price increased a lot, then i'll cry.gif Cause of the location, good location it is, that's why i thinking of get one first.

haha.. been checking lowyat on props thread for 6 months.. going all around.. actually not much.. i think i went to see subsale condo.. around 3~4 condo only.. but subsale reli gila lately.. jacked up price till my mom nearly kenot recognize my face.. haha.. reli need job hopping ler.. if stay in a company.. if the company doesn't appreciate u.. at most u get increment <10%
u job hopping.. u can try ur luck by requesting 20% ++ [depend on how u talk]

But, from joe's explanation on the flexi loan, it seems one does really save a lot in interest.

got 1 time setup fee of rm200 (some bank can waive, some will take that into ur acct, some treat as processing fees)...
normally waht ppl do is put in lump sump into acct n let it deduct..
or salary credit into the acct...
then each time wanna use money, tkae out from there..
bt danger of it..u overspend and become overdraft...

yup correct.. u have to pay once the developer get the money from the bank phase to phase..
currently developer not yet claim any money yet(so i havent start to pay the interest).. but heard from lawyer firm.. said that this month or next month will claim the first 10%..
as they already finish the carpark ...

Depending how much the developer get from the bank

let say on July, they get 10% from the bank [i loan 414k from the bank]
41k developer claim from the bank
41k * 4.2% = 1722 per year / 12 month = 143 u have to pay per month


then let say on november.. they claim another 15%
62100... add with the previous 10% 41k = RM103100 (bank give them this much money)
103100 * 4.2% (let say BLR still in 6.6) = 4330 / 12 month = 360.85 monthly u have to pay starting november

and so on..

you are right, jalan puchong will be freaking jam after all the properties built up like Parklane, Tiara Mutiara, Sutera Maya, and Residence 8. Can you imagine the residents at that area.... Thats why im looking other area's properties instead of Kinrara. But, everywhere also jam...thats 100% sure!!!

like the existing Kerinchi LRT building....now re-package to Bangsar Trader center...
Inside with 'existing LRT' + very jam nearby federal....also failed...
