totally agree that that SEG is a good buy, the estimated completion date is just nice, Cyber should become a vibrant city by that time.

If I born few years earlier mayb i can buy la....it is abit difficult for our age to buy a 1mil++ property.

Cheers biggrin.gif

I have been watching Cyberjaya for a while now.. and been quite hopeful to see the new SEG launch...

I almost bought into Symphony Hills for subsale because we fell in love with Mozart... however after much thinking.. we decided to stop and observe now..

Cyberjaya has a lot of potential but kinda have some doubts on how soon it can actually take off as a proper township with all the essential amenities

On top of that, with the inflation and not so rosy outlook on the country's economy.. we have decided to keep the cash and wait for the right moment to buy...

I think SEG has to step up with the facade and also make smarter use of the space with more realistic pricing to attract more buyers...  at this stage I just don't think I am willing to commit to 2 millions purchase of the SMD....

wow....from shah alam to cyberjaya... biggrin.gif

*
Bring her to shafsbury makan...then after makan go starbucks for a cup of coffee...

I have been to the starbucks there few times....I frequently saw

1. students (chinese & Malay, some mid east student)
2. Mom carried few kids
3. expat

Which project is that bro???
*
info from propcafe.net

"New development Ceria Residences @ Cyberjaya by Setia haruman which sitting at 19.5 acres with 150 units of landed properties and 350 units of condos. Gated and guarded with landscape/park/clubhouse facilities. Landed from rm855k."

"Due to overwhelmed responses, the sales office mentioned that the price is now 880k. Well, there is 60% bumi allocation for this project, just for your information."

https://www.facebook.com/#!/photo.php?f...&type=1&theater

FROM 850K, so i believe average price should be 1mil++ for good unit

think about this - SEG 26x96 at 2900ft2+ BU and better accessibility + landscape living environment is only RM 1.13mil (bought at 2012).
It's damn cheap! biggrin.gif Bro XYYAP will laugh all the way to bank.
*
those who bought earlier phase landed are all laughing la.....is either earn more or earn less only...

Start to wonder how's the landscape of SEG in order to stand up from the rest....
*
ya, I wonder how is MBTL by OSK too...it is design by wellknown SEKSAN. but Mirage is a small project compare to SEG and Symphony....

Ppl may complain cyber is a ghost town but the way I look at it is when so many projects are VP, the population in cyber will exponentially increase so as the commercial activities where there is demand.
I am aiming some commercials in cyber if can get a right pricing.

Note: I remember back at 2012 the most luxury car in cyber was Vios but nowadays you can see BMW, Benz and occasionally Porsche Cayene when having a coffee at shaft bury square. Obviously cyber has changed a lot.
*
My confident on cyberjaya never changed...based on my 1years++ working experience in cyber & my sense on what rich ppl like tongue.gif despite the occupancy rate of summerglade is low, but there are many Benz inside la...haha

how i wish i have this kind of sense in stock market, so i can sapu all the good potential share or rising star... icon_question.gif

I understand that they have to make previous buyer happy. But what I don't understand is say after discount it cost 1.7-1.8 million, this is still more expensive than Lepironia Gardens; It is smaller in built up, smaller in land size, not as nice in concept, less strategic in terms of location etc but still more expensive? The beauty about properties is ther are still takers. I guess beauty lies in the eye if the beholder. I for sure will go for Lepironia if I have the money. BTW, is SP Setia pricing the remaining units higher than previously sold? Will they go behind early buyers' back to offer renovation rebates in cash? They are known to do these nonsense.
*
yup, I have 1 fren he bought the 1.8mil semi D in GR.

I also wonder why he dont go for symphony or SEG. As i know GR semi D is fully furnish, with very good kitchen tools and setting, this is one of the selling point, it seems that chef Wan will move there also...

Not everyone like the seg rendering le. Maybe ur frien like boxy units. Symphonyhill maintenance is way beyond affordable level. GR can move in now.

couldnt agree more...

all cyber highend project need to have their own unique selling point to attract different buyer...
