Hi guys,

Need some advice n comment from u all.. icon_question.gif

Tiara Mutiara and OUG Parklane.. which is the better choice?

This 2 project package is almost same..

Tiara Mutiara only 403 units.. hmm.gif
OUG Parklane 4000 units shocking.gif (Sound scary, quite high density area..)

Any comment?

What's the price of Tiara Mutiara now? Still <400psf? If so, I would consider Tiara Mutiara as OUG Parklane is >300psf now....

Walkable is quite subjective...Phase 1 and Phase 2 are probably just walkable as its about 1km from the LRT....Phase 3 is probably like 1.5km...

seems you already make up your mind if you keep complaining too many units. parklane has its reasons for selling out fast lately and tiara mutiara has its reason for existence. btw, how come no tiara mutiara thread over here in lowyat? i wonder why.

I booked OUG parklane early phase, at that time only 270psf, so I book OUG parklane. Now OUG parklane >300psf....almost the same as Tiara Mutiara, if I wanted to book I might book Tiara Mutiara over OUG parklane, as its "lower" density and Tiara Mutiara has 10/90 scheme. If Tiara Mutiara is >400psf then its a different story though...

1km is quite subjective. poorer people and even moderate enough do walk that distance. example: i seen villa wangsamas walk about 1km plus from the sri rampai newly opened lrt as well. some people can, some people cannot tongue.gif

All the taiko & taikache, if possible please dun buy any condo/apart/house along the OKR and jalan puchong.

I still remember few year back, when i move in to Tan Yew Lai, every morning i went out to work at 8.00am.....the jam still ok can reach to office around 8.50am.

2 year back ....8am cannot make it anymore.....must out 7.30am....oso reach office....8.50am.

i can't imagine that if 3 year later when oug parklane, mutiara, 8 residence completed.....wat time should out from my house.....smile.gif

I think is the time i move out from Tan Yew Lai....aiiiiiiii

u can try to survey the new housing at Bukit Jelutong as u mention lo. so it will b more convenient for u to work & save alot of transportation fees. smile.gif

I already booked Parklane.. many ppl said that it is a dense project.. ?? But what I think that this Parklane concept is more likely same as Setia Walk in Puchong.. Is not solely like service apartment, it is more like a township where 4000 units with 30 acres of land, sounds acceptable. Bare in mind that Setia Walk launched at ~rm300 per sf at a year ago. So, this Parklane for me still consider a good bargain.

One fact is that the 200+ shoplots in OUG Parklane are not retained by the developer.
Certainly it would not be as exciting as SW.
Anyway they are cheap, phase 1 is very doable.

ini OUG parklane land is a previous garbage site with abodoned old factory lot where many dadah man & beggar stay in. behind it got a longkang lake.. but now the developer beautify it.. they tanam the lake few month back to make it look nicer and clear the land.. the water for the lake came from longkang besar hahaha.... and it very near to low cost apartment...


Added on March 3, 2011, 2:49 pm 1 unit got 2 car ... so 4000unit @ 2car = 8000car.... wah :cry: look at the access road..... :blink: :blink: later sure jam lah.... maintenance will be a problem for high density condo... people move in & out sooner or later few years down the road become pekeliling flat.... :shock:

>4000 units...so scary...early morning have to stuck in the carpark rather Jln Klang Lama...anyway, this week im going to station at the developer sites. Coz our team going to assist the buyer in loan application. Any one will be there this week? Hope to meet u guys there~

Watch out for a new project coming soon in the same vicinity. Only 200 units under 2 blocks, 1300++sq, from RM400++k. Jalan Puchong after OKR.

Cheers...quite expensive though....

I think Ambank and UOB is the only one...
Other bank you have to pay the interest during construction...
while Ambank...0%..

Actually, out of 32 floors, residential floor starts from 7th floor onwards. 2nd to 6th floor are actually parking floors. smile.gif

Both not good for investment / rental coz of the density. Even if LRT is nearby, the number of units will impact on rental yields - how to rent out when there's so many units for rent? Sure harga kurang.

eventually, it'll find its way there. there's more lower middle income malaysians than what people may think. just break even or a bit lesser because of maintenance fee free first 2 years and relatively cheaper maintenance than TM. TM also difficult for rental cause psf price so expensive, need to rent out 1.5k or more just to break even at 850psft and 1 covered car park at that price some more!! ugh. at least with parklane, got more bigger car space ownership possibilities than TM or at least a LRT nearby when all else fails. but oh well, people still want to point out high density so who knows lol. just hope all investor wins kekeke..

For me, Parklane too congested. So many units, but most of them only offering 1 parking lot.
When Parklane is fully utilized, the traffic for both Parklane and Mutiara will be the same, jam car always. But this is normal for KL lah. So for own stay, prefer Mutiara.

it's becos their project ™ not selling..400+ units still have some units hanging since it launches long ago whereas PL have been overwhelming booked for more than 1500+ .of cos ppl red eyed la.

For those who already brought the Parklane, I want to ask, will the corridor in every floor very dark? from the view of floor plan there seem like not enough sunlight access on each corridor.
Please please advise. I have a feeling the whole corridor will be very dark. seem the fire access door always close.

I put rm3k as deposit for Block B floor 27. It cost rm420k include 1 parking with freebies like 4 air con, 2 water heater, 3 bedroom wardrobe, kitchen wardrobe and 1 parking lot. almost rm420 per sf. The higher the more expensive. completion in mid 2015, Hope will appreciate to above rm500k

Here is my experience before you consider buying or renting OUG Parklane apartment.

Got Indian & Bangla living in the rubbish room, they follow anyone with access card into the lift and lock the rubbish room from inside.
So, residence at that floor had to leave their trash outside and guess what? Smell and invite cockroach & mickey mouse too.

I had to fill out the defect form and it has been one month, no response. Email to developer, no response, next will be gov department and you wait to see this in the news.
