Hi everyone, i am new to this forum and just got my key last 2 weeks.

I understand from the management office that all renovation work has to apply through MPKJ, eventhough minor work such as cover up the yard behind the utility room without any extention work. For your info mine is Type B DS. Is that a must for strata title house? Sorry because this is first time i bought strata title project therefore need your advice on applying for permit for renovation work.

Bad news, MPKJ said cannot renovate exterior due to will affect the aplication for individual strata title in future. They also said cannot install grill at the back of the yard and wet kitchen too. I called to management office and they also said MPKJ told them no renovation is allowed for external.

I guess so, as for the changes i think will depend on the future JMC who set the rules.

Anyone has more info on Landed Property Strata Titles please share your experience...

I also noticed the flood at Jalan Reko especially at the entrance to Kajang 2 under the tunnel. Where is the Semenyih Clinic mentioned above? Planning to move in in within 2 months so would like to know how to avoid the flooding area.

It seems that the road link to Reko has been close for TNB Rentis work from 14/12/12 to 14/3/13. Anyone got any ideas what is the work about? Is it they are going to relocate the HTC?

I hope it is not relocate to border between Nadayu & Kajang 2. If that is the case the HTC will be very close to Nadayu already.

Well, current HTC also quite near to Kajang 2 Phase 1 2S in the middle and also Phase 4 Semi-D & Bungalow at the North East. It is also besides their Phase 2 2.5S & Semi-D in the South. So really dont know whether will they relocate it. Another issue is the cost of relocation might be a hurdle for them to implement the relocation. Base on their current Master Layout, it seems that it will remain at current location. But hopefully it will be underground as Optimus said which will benefit everyone.

If you referring to the tunnel under the railway, it will not be closed because Nadayu 92, Taman Harmoni, Hill Park and Bandar Tech user need to access this road. Only the gate entering Kajang 2 construction site is closed since Dec 2012 and suppose to reopen March, but now the notice saying exend to June for Kerja-kerja rentis.

I agree that the white tiles in toilet doesn't look nice. And the main door & bed room door also look cheap and light, our door was all painted white colour matte finish so we have to re paint all the doors cos dirtied after renovation, mine is DS maybe diff from 2.5 and 3 storey unit. Better remember to check for hollow tiles on the wall as well as floor tiles, my unit having quite a lot, i remember around 20 to 30 pieces include terrace at the car porch. Developer changed the tiles around 1 week later. Check for water leakage also because there are leaking pvc pipe concealed in the wall. After renovation it will take time to argue whether it is our contractor or developer fault.

You can also use Persiaran Bangi continue with Persiaran Jaya, it will lead you directly to Kajang Tol exit to North South expressway. Dont take the Jalan Reko to Kajang town and Sungai Chua then exit to Silk, you will jam at the Sungai Ramal junction.

Its slow moving but consider smooth, have to queue few minutes at the round about, after that is the few traffic light along Persiaran Jaya before exit to NS expressway.

From my experience, I left home about 7am, North South we will be facing with the jam at sg besi tol which sometime can be stagnant and very slow moving straight away after the tol because a lot of traffic entering NS from Serdang, Seri Kembangan and also Kesas Highway creating bottle neck at these junction, i only travel up to NPE and its slow moving from sg besi tol till NPE exit, after that i am not sure. As for Silk i am not familiar cos only using NS and NPE to Shah Alam.

Sorry to hear that as well, but the security is really strict, they even check the driving license and motorbike road tax before allow him to deliver gas ordered by owner. Visitor intend to look at the unit also will be accompanied by security, if not they will come to check time to time just to make sure visitor did not strolling around without accompanied by agent. Think its all because its still low occupancy and to avoid any unwanted things from happening. I also heard that they will propose to management to install cctv around the compound and at the back lane to tighten up the security.

Yup feel secure staying here. Hopefully the cctv will realised, else we shall propose to future management team after developer handover.

Thank god if this is true, has been staying here since Nov last year isolated from outside world everytime coming back to home, luckily Astro not affected haha...

TM has been promise us saying March 2013, then June 2013 and now Sept 2013. Hopefully this time is true... and thank you for all the input available here.. but any idea whether it is only streamix or unify? Because last check with them saying that this area unify is not available sad.gif

Land clearing activities in Dijaya Tropicana Height in early May inside Golf Club, now should be all cleared. Same thing to the border next to Industrial area has been totally cleared (not in photo as i didnt take any from that side). For the time being, Nadayu 92 and Tropicana Height border still remain trees and we cannot see through from Nadayu side, but not sure these tree will be retain or cleared for their development. No more greenery feel except for the road leading from tunnel to Nadayu. But recently there was 1 plot being cleared too and not sure for what purpose, it is next to the abandon apartment.

So, apparently there is no formal channel for us N92 homeowners to provide our feedback and/or concerns, if any, to this proposed road as it is being built outside our lands and furthermore, it is (or should be) constructed in accordance with established guidelines.

Nevertheless. I believe we can still give our feedback, whether solicited or not... free country mah smile.gif As we monitor progress on the road project, we can also give suggestions to further improve our environment, in addition to the developer's proposed sound barrier, e.g. planting of trees/hedges within N92 boundary if feasible and also in MBKJ's buffer zone, beside the road (which hopefully should be the norm!)

Think maybe this is the reason Nadayu didnt build the wall as per what they did for the border with Dijaya, maybe they are waiting for approval to build the sound barrier thats why they maintain the perimeter fencing at the border with kajang 2? Attached brick wall at border with Dijaya being build during Dec 2012, now all completed and being painted white same design as corner lot wall. Sorry i try to take recent photo to share, but home no internet access therefore lazy to upload in office smile.gif Far end is the border with Kajang 2, can see our perimeter and kajang 2 blue fencing for their construction site. My humble opinion is do not have to seal with brick anymore because will make the window look smaller, there are owner in phase 1 just seal it with window (same colour scheme and design as original windows) and look just nice, the owner seal both utility room and yard for DS, but dont know whether it is approved. Because early stage we were told not approved by MPKJ. You can try to ask the management and share it with us? Maybe it is allowed because no extension, just same concept as install grill right?
