If you want to know what the apartment unit in KL normally does for the Yard... well, it depends on the design of the unit.

In concern of your three questions, for PV13, NORMALLY, you will:

a. Put your Wet Kitchen in Yard, including cooktop, sink, and washing machine. In case if you care, buy "cloth" for your washing machine as Wet Kitchen used to be oily. shakehead.gif
b. Hang your cloths in the balcony. Go to any sanitary fittings shop, look for those lever-cloth-hanger (such as Hotata, the branded one), pull it down, raise it up, plan flowers near the fence, keep necessary walk way, peace of mind. whistling.gif
c. Cut part/half of your "funny-empty-cave-with-no-window" (oh they call it the study area?) and make it your storage space, use gymsum, or whatever. If you need, put a door for it, sealed, neat. smile.gif

Erm... what's "outside"? This one suite your unit?

I propose this for my client and I think this must be the most common way to do it in PV13. People can shorten their Dry Kitchen but I think the Wet Kitchen is just nice.
Except... (can you see in the pic there's no fridge? tongue.gif )

That's what the client have to make the decision, cut the kitchen sink and fit in the washer, or change your door and put it behind the door (block a little bit of entrance but still can live with it).
Of course my proposal is "Please spend some money to throw your washer to the balcony for your own good".

I don't know about investment. I'd rather put my point of view on "buy for own staying".

So like 4 years ago 200k is "quite expensive", well it's still affordable for 1 person's salary.

Then now 400k is also "quite expensive", well it will still works cause affordable for 2 persons' salary.

Oh what if 700k after 4 years later? Will you also consider it "quite expensive yet still affordable"?
What is this? Do you mean 4 years ago your basic salary 2.5k monthly, now you're 5k monthly and 4 years later your basic salary become 8k monthly?

You see the "average lowest price" of property is hiking up, but just do a few second of thinking then you'll know how people do the financing and making these happen. How long will it last?

What is the future of the country?

There's a peak for these, unless the middle class can get around 4k basic salary else these will soon become a bubble.

OK I did get the info from someone, which saying "Handing-over next week", and I believe the source.

By the way, I think you won't "get all the key within next week", cause they used to follow the flow:

1. You receive letter
2. Appointment with the management on specific date
3. You go and they send some guy follow you to check defect
4. You fill up the form and submit back to them
5. You take all your key and leave 1 entrance key for them for defect touch-up, and you can start bringing your contractor to visit the house
6. Confirm with the management if there're any "house rules" you have to follow during renovation progress, or on the design itself
7. You sign with your renovator and get clarification from the management whether there's any responsibility on defects may be transfered to your renovator
8. Non-refundable debris fee RM200 (previously in PV12 they agreed RM50 for the "basic-for-rent" units, depends on management decision)
9. Refundable deposit RM1000
10. Sign "Contractor Information" and "Authorization / Work Permit" forms

Done!

...Done yet? No.

1. Electricity not in
2. Water supply not in
3. Lift still in adjustment...

I couldn't say too much detail in defect checking but I advise you to:

1. Turn off all the taps. There's no water now, but when the water comes...
2. Tell your renovator to concern about these too as if they done the work, they left, the water connected, nobody in, disaster, you blame me I blame you, no more happy Raya.

It's not a typo but an official address from the city council, it arranges according to the lot number, I guess.

The street name printed on MCF Sdn Bhd's name card is based on the "old road name" 2 years back, which assume the street name will be "an extension on the existing road" but city council has given it a new name, group it into the "Saujana" streets. Anyway "PV13 Danau Kota" is enough laugh.gif

I'm not sure you already have the answer or not. PV13 "built-in" A/C point is comprise of a water drain pipe, and a 15/20Amp power point.

In order to install A/C, there will be 4 conditions on your copper pipe:

1. Back-to-Back
2. External Casing
3. Wall-conceal
4. Hiding on the gymsum ceiling/cornise

And usually higher the technology they required better insulation (thick black thing covering the copper pipe) and then more expensive on installation charge & piping charge.
