Hi guys.. i've been renting here for a week now.

Regarding the ERL issue, it is not that noisy. The vehicles on the highway is more of the concern. I guess if close the windows and use curtains the noise is minimal. But if want to enjoy2 view at balcony then need to contend with this noise.

I haven't used the gym yet, maybe next week. Will go at different times (early morning/late night) and see what the fuss is about.

Other facilities and landscaping is nice and well maintained as far as I can see. I hope they keep it up. There are some issues with the unit, but so far  the management office is quite efficient in resolving them.

It has only been a week, so can't really consider this a full evaluation. Only after a few months then see how.

Anyhow, I can see why there are some who have negative comments in this thread. Some are genuine concerns, others are just commenting to push value of MBTL down so can buy cheap later
