Sadly, the quality of the external paintwork is poor. Even before VP this was already the case. Has the developer done anything about this? Really a sad case to have a new condo with this quality paintwork.

I expected Type A 1050 sq ft would reach RM 620k in few months time. Its too high for me but not for own stayers. Type C should be stagnant bcz RM 740k took 1 month to clear and not many units are selling. Any idea about bank valuations for these units?

Value from my friend, a conservative value is RM 500 psf. I reckon other valuers can give higher.
My frens all diam diam sold at RM 560-580k in less than 4-5 days, were told value no issue at RM 550 psf recently. Geng. Im a bit worried about the bigger units though since i bought 2 big units at KR2 (1457sf & 1490sf) at 435psf.

You might as well work on KR2. The only way they will take action on KR2 is if owners make noise. But how many are making noise? Most still dont realise the effects of this poor quality paint in the long term.

request for developer to repaint. sibeh hard. if sold out liao lagi susah right? Poor external quality finishing has a big detrimental effect on the price. If the developer cant even get the finishing right, then what about internal services as well?

for internal service hmmmm..... don't have good feeling about it. wait form a jmb to tackle the issue one by one maybe? worst case... resident need to self-saving liao. Yes thats worse case. But its not the case with KR2 now. We still have alot of time to deal with this and ensure the same mistakes are not repeated by the developer. If the owners of KR2 keep silent, then surely the developer isnt gonna spend money to provide us with quality paintwork. They have cut corners with KR1 and diluted the paint and thats why the external finish is at the present condition. Stand near the entrance and you will see just how thin the paint is. If KR1 Type C can sell RM 785k today, I reckon the similar unit of KR2 is worth RM 835k due to better material used compare to KR1. Its gross RM 230k profit before tax and etc.
If give me to choose Gross profit RM 230k but uncertain buyers at the time vs Gross profit RM 130k but anytime willing buyer, I may opt for the 2nd situation. So basically bigger units (Type C) at KR1 are selling for RM540 psf now while smaller Type A (1050sf) is selling for RM590 psf.
