Suddenly so many requested 1050 sq ft units.

Thought wanna help and ask all my frens but mereka already diam diam sold at RM 560-580k. I honestly believe this is not cheap and I wonder which banks can give RM 550 per sq ft value.

I think u guys can consider Type B 1267 sq ft at RM 630-650k. Not sure RM 630k is applicable now but my fren sold at this price 2 weeks ago without agent. Or, should look at ZR which is also almost VP soon.

Agree with you though.

I think most subsale buyers buying the location and affordability. Else, but first at this price tag and wait for the accessibility in next 2 years.

My prediction wrong again as I only predict it can be reach RM 500 psf only after VP or 6 mths after VP. But now before VP is even higher.

Agree boss.

Although this is LH, the transacted prices now are already on par with The Zest's renovated unit subsale price.

Seems most subsale buyers willing to sacrifice for almost 2 years and wait the LRT access and road link to Jalan 1/155B to be open by early 2016.

1050 sq ft : RM 560-580k
1250 sq ft : RM 620-640k
1454 sq ft : RM 720-740k

All above were transacted price before VP!

I expected Type A 1050 sq ft would reach RM 620k in few months time. Its too high for me but not for own stayers.
Type C should be stagnant bcz RM 740k took 1 month to clear and not many units are selling.

Bank valuation no issue.

Value from my friend, a conservative value is RM 500 psf. I reckon other valuers can give higher.

My frens all diam diam sold at RM 560-580k in less than 4-5 days, were told value no issue at RM 550 psf recently. Geng.

Hmm, I think not a big issue anymore if KR1 can perform like this. Bcz KR2 is nicer and more facilities, thus if KR1 can sold RM 500 psf, I reckon KR2 should worth 5-7% more.

Moreover, KR2 still have 1 1/2 year to get completion. The buffer is there bro plus the LRT road is opened during KR2 VP, it helps a lot.

I only worry the demand much rather than the heavy profit.

Hmm, for 1454 sq feet, it was last month. I didn't ask which floor, bcz for KR1, max also 11-12 storey, thus this is only differentiate by RM 10k only.

If 30 storey like KR2, I think max also around RM 20k more premium.

Rental rate I not sure eh, bcz VP letter just out and all of them yet to renovate.

Wah boss. Guess I unable to answer u this leh.

For me, its highly depends on the exact location, selling point and the facilities given leh.

If KR1 is Freehold, I reckon about 15% higher gua. But if such facade and current accessibility, I doubt it worth RM 613 psf now ( RM 533 psf x 15% extra )

No Different.

KR1 and KR2 is JV btw Kiara Resources Sdn Bhd and Knox Halim.

The Rimba Residence, Kinrara is solely by Knox Halim as a developer. If as a consultant, sales and marketing, contractor, then a lot and the latest one was Scott Soho.

Kiara Resources is made up by directors of big painting company, architect and if not mistaken, beside Scott Soho, they were the ex contractor for Subang Avenue and EmbassyView, KL.

As expected lorr, RM 300 psf at such location and now appreciated to RM 500-550 psf, what to ask for more?

Maybe subsale buyer will lar, but overall, internal units were quite good esp the tiles. Just a bit set back only for the facade and some particular doors at common area. Facilities quite good.

Cannot lor. RM 500k tag was dunno sibeh how long ago.

Smallest unit already fetched RM 600k and above dy. RM 550k few mths back, most units sold within few days time.

Last I heard for Type A 1050 sq ft was RM 620k

For Type C, it was RM 785k.

Not sure about Type B, 1250 sq ft bcz I didnt follow much.

Wahh bro, so specific I really dunno how to answer you.

I never bother to ask which floor bcz low rise. Type C for KR1 should be 1454 sq Ft.
Transaction was recently, early of the month.

How many units sold? I have no idea but I am sure a lot of Type A had been sold. My friends all sold immediately bcz offer quite good. they expected profit only RM 100k, but it seems almost RM 200k profit after RPGT. RM 11-13k dp ( loan 90% ) and DIBS and now get back RM 180-200k cash within 3 years, not many condos able to fetch > 100% COCR in 2014 market. If I am owner, I also would flip immediately for next venture.

Type C units very limited, but not many seller wanna sell.

Chief, on paper only because we won't know what happen on early 2016 rite?

If KR1 Type C can sell RM 785k today, I reckon the similar unit of KR2 is worth RM 835k due to better material used compare to KR1. Its gross RM 230k profit before tax and etc.

If give me to choose
Gross profit RM 230k but uncertain buyers at the time vs
Gross profit RM 130k but anytime willing buyer,
I may opt for the 2nd situation.
