 adding a second storey at existing single storey, cost and local council law

Hey all,

I would like to enquire that the cost of abovementioned topic for 600sq ft.
For your info, my house had built a ventilation structure; which chinese called that 'fake second floor'.
The structure is about 200sq ft. The additional storey is require a room c/w attached bathroom only.
Is that possible to do that so? Your precious reply is much appreciated!

This kind of thing is batter to look at actual site then only can know what is the price, coz that may many way to do so. If the "fake 2nd floor" is not make any changes on outlook, that mean usually are using, metal frame with wood base for the floor, and i think that not really able to fit in a bahtroom, however, if that work related to concrete, then have to check your existing stucture example beam and column was it enough to hole another floor. as you can understand is, taller building need bigger culumn and beam. When it is not enough, that mean u got to break everything and re-do from footing, which just like Drian siad, cost extreamly expensive compare to buy a new double stories.

So sad I think its not strong enough since its already 62 yrs history.

Hi Damario,

We have done a similar one in AU Keramat Ampang, we add on 2 rooms + 1 bathroom and balcony on fake 2nd floor as you say.
We can do a site visit for you and give you a quote with no obligations =)

how about adding a fake second floor on a single story bungalow? does it make sense or should i consider adding a real second floor straight away? dont really need the space but might have to raise the ceiling for another reason.

Second half floor just a term in order to get approval, actually second half floor same with full second floor

thanks for the info. my area is OK to add second floor. i just dont plan on using the are so it really can be empty. any idea on a rough pricing for ca. 200 sqm of area (i.e. raise walls, take down roof and put roof back, add wooden planks as flooring on top of existing floor). it mostly to evaluate options. i take it that adding 3 or 4 rooms (i.e. walls) and maybe 2 baths (pull from existing water piping) + electric wirings (only preparation work, no finisihing touches) would probably add another 30k or so right?)

PJusa,

What i always do is to have a site visit, study the layout of the house and give you a few options according to your budget. We design and build according to budget given so you won't happen to go beyond your budget which quite of numbers of owners over budget in the end of the day due to VOs. Our design fees is very minimal because we are contractors as well.

The cost of structures is not expensive, what really eat up your budget is the type of finishing you use.

get permission from your local council authorities (pihak berkuasa tempatan, PBT) 1st

submit your drawings & plans for their architect's approval


check your land title - does it says single storey dwelling, or multi storey or how? (differs between state, but in swak, yes it's stated)


then only you start doing it

if you don't, the PBT will have the right to ask u to take down the structure completely

play safe. pay a bit more to the structural engineers
