Hi everyone, i'm new to this forum, i've bought a Unit of SS, 18 floor.
This is my 1st purchase directly from the developer (all these while i'm buying from the secondary market), actually i'm quite worried because the information regarding to the development is very limited... looks like studio/ but was told it is business suite.
But considering the Brand Sunrise and the location, i just hentam....... feel like gambling... hehe

Anyone knows when do we have to sign S & P? And when do we need to pay remaining balance?  blink.gif
Some comments from my friends : Good project but who can really come out with such high initial fee within few days notice? It is the rich getting richer..  hmm.gif
*
Hi, i was told the signing of SnP will be after CNY. But very weird, the sales person said when sign SnP, u only need to paid prop price X 10% - 20k.
I tot we only can get up to 85% loan, then when to settle the another 5% ler? even the sales person cant answer me this, only replied, u will get informed.

I hope PV price their units lower than SS ................. wink.gif

Hi Pai, may i know why you hope so? mind to share?
If price lower, then SS will be less interesting isn't? then is pretty bad to the SS investor right?

Dear All,

I called PV this morning, the staff told me that PV is planning to building service apartment on that piece of land. However, everything is not final yet, as they are waiting for the approval on the plan submitted.

Details (not finalised)
1. est selling price - rm1200/psf
2. fully furnish - i think the concept similar to The Crest.
3. smallest unit start from 700sqft.
4. PV hope the project can start this year.

By 2015, the place will be quite happening.

btw, i never heard PV name before, any successful history from them before?

You can visit thier website
http://platinumvictory.com/contact.html

I don't know there is a developer called PV until i saw Patchay maps.
I think PV is active in Setapak.

I stay, study, work in P.J, SS is my 1st venture outside P.J.

yes, business suite for sure and that was why i decided not to get a unit as initially it was soho and then 2 days before the launch, it was
changed to business suite..I was not comfortable with the SA telling me that even though its business suite, one can use it for residential as well..
hah?? really??

anyway, if sunrise can indicate IN WRITING that you can use as residential either in the S&P or any other doc, then its a different story liao.
*
They call me for signing SnP already.
I went to the site last weekend, no work being done yet so far.
But PV show unit got alot of progress.

Need to rewrite this statement:-
MOST of the projects with GRR mainly becoz it is not market value...

Fairly priced projects or good projects do NOT need GRR, such as SS (dun misunderstand me, i am not promoting SS as i am not vested)...
*
Sorry, May i know what is GRR?

Added on February 27, 2011, 12:44 amI have signed my S&P today, and paid up the remaining of 10%.
The S&P have stated clearly it is an office lot, with details explaination on what you can't do inside the office, such as production of foods.... and etc. But she added.... sunrise is actually applying to change it to a mix development.... where we can use it for stay and office....
i did ask regarding to Tower B, she said during her briefing with sunrise.... they plan to sell it @ en-block, if no buyer... they might consider to sell it like tower A.

Added on February 27, 2011, 12:47 amOh ya..... all the unit come with a balcony.... with balcony... the space that we can occupy will become smaller.... =(

Need more clarification:
- 'mixed development' for the whole Solaris KL project?
- issit becoz Tower B will be hospitality-based residential dats why they changing?
- or does that mean Tower A will allow some residential element such as habitation after midnight?
*
Sorry..... for the 1st 2 questions, i dont have any ideas...
For the last question.... the S&P clearly stated is only for Office use, but lawyer have given an example.... if ur business is supporting region like U.S, u need to work in Midnight.... so... actually u can stay in the unit in midnight....

Did the S&P list out those freebies? like
- kitchen cabinet
- air cond
- cooker hod, etc?
*
Is clearly stated that air con, kitchen cabinet and heater is provided in the SnP.
But cooker, hod, they haven decided which brand to be use, so.... once they have finalised, they will provide another a detail list of electic appliances that they provide.
