My invitation on the 24th =)

Visited the site this morning, Summer Suites full swing on foundation works

Other nearby developments:
- Platinum Faces going full swing
- Crest Sultan Ismail moving
- Berjaya Central Park moving
- Lot 188 podium completed, both towers at 7 floors above podium
- Vision City no activity

Sorry, realize my mistake now. Both SS and Lot 188 same shape (2 towers sitting on podium)

Lot 188 podium completed, both towers at 7floors above podium

Summer Suites still at foundation stage full swing

Price from about RM820psf onwards on facility floor level up to RM900+psf on highest level.

Difference with Block A:

- Comes with DIBS (Or RM35psf discount if opt for no DIBS)
- Free legal fees for loan agreement
- Smallest unit is 454sf facing Kg Baru
- Cheapest unit is RM385k for lowest floor 469sf facing YNH

I guess those who know how low Block A was sold at would be hesitant to pay about 17% higher for Block B.

They would however save about 4% of the price due to DIBS rebate and 0.5%-1% from free legal.

So net off, Block B purchasers would be coming in at about 12% premium to Block A.

Difference is for residential properties, you have additional protection of the HDA and Housing Tribunal.

End of the day the MORE important factor is who's the company developing the project.

If its developed by a RM2 company, then even if you successfully win the court case and are awarded LAD, the company is only worth RM2.

It is 17% gross premium. After net of -4% for DIBS and -1% for Legal fees, net = 12% premium.

Both Block A & B come with same semi-furnished specs

Dropped by sales office just now. Counted about 110 units sold. That makes it about 25% sold in 5 days. Not as hot as first block but understandable given the high entry cost

Actually I heard Cendana is quite nice, developed by Tan & Tan.

Price is probably low due to:
- Leasehold
- Graveyard view
- Access road bad due to construction of CSI, SS & Platinum Faces
