to assist you guys in terms of ??? rclxub.gif icon_question.gif

you seem knowledgable enough about the issues at hand and matters pertaining to foundation. thumbup.gif

just to add on a bit. piling through injection matter does have its merit. the process is less noisy compared to conventional driven piles (those bong bong bong type). piles are basically driven to 'set'. set meaning it has achieved its intended strength. how they determine this is vide their loading of the injection machine onto the pile itself. as the pile is unable to be driven/injected in further to the ground through the desired load, thus it is deemed 'set'.
the other scenario would be having the foundation to rely on friction. this method requires the pile to be driven to set by length. the friction through the surface contact of the piles and the soil itself will provide the required strength to hold the building either from further sinking or uplifts (if any).
but having said all the above, it all boils back down to good supervision. without proper supervision and implementation, the contractor can still cheat lah as in reporting false length, using less injection force as intended.

and fyi, static load test (as per your "PILES LOAD TEXT") is not carried out on all piles. it's only performed on selected piles and there's load to failure or load to certain pre-determined loads. of course, there's also various other tests that can be carried out subject to their engineer's recommendation such as PDA, PIT, statnamic, MLT, etc. shakehead.gif

cheers! rclxm9.gif

who's the main contractor and who's the piling contractor by the way? icon_idea.gif

Dear Kochin.

Tq so much for your explanation . rclxms.gif It enlighten me lots . I m sure you are a civil engineer. ( RU a purchaser too ? )We need ppl like you ! BTW i don not know who is the main con neither the Piling contractor.

That's why we need to meet up and confront the developer and find out more Before its too late ! So far nobody responded to my suggested time and date . Perhaps somebody can Spear head this exercise ?? I will definitely be in it.

If based on what you say the gate is tight, do you mind help explaining how does this happen :-

Notably there is a list of developers without license. If they have no license, how do they sell and finally get people to sign S&P then ?

Beats me anyway.  rclxub.gif

Perhaps insufficient labor supply. Many ongoing projects. Work is staggered. Sometimes you see them, sometimes you don't.

Pool view is good. Can open windows to take in fresh air and can enjoy the use of the balcony (if any). Fronting the highway, non-stop traffic noise can be very disturbing if one wants a reasonable quiet place to go home to retire. Even with windows shut subdued noise could still be audible..However there are some who prefer highway/open space view over the pool view.

Wait till June and see whether the pre-mix (concrete) trucks come and go in droves at the work site and construction continues up to very late in the evening. By then can reassess the progress.

For some it's a big investment whether for own stay or for lease. People would want the buyers to be happy.

i called them, and they were saying, after getting CF only they will go and try to convert it into residential rate. so means need to wait. he was telling me other places also converted.
*
Must get strata title first and this may take time. Conversion if possible will also take time and maybe some more money.

Highrise development is now under the purview of the HDA. Residential highrise units with individual meters installed pay for water at domestic rate. For power not sure. Retail outlets on the lower floors pay commercial rates.

If not for own stay don't give up yet. As I see the project will be delayed. Hold on to it if you can afford. Just wait for the completion of the LRT.

No point speculating. Just go to the relevant section of National Housing Department (Jabatan Perumahan Negara) to check the status of the project. IF the project is moving then the NHD will be able to tell the progress stage of the project by referring to the half yearly report (Laporan 7f) which MUST be submitted by the developer without fail.

like you mentioned, it's half yearly. in between, how to monitor?
*
Yes, in between will have to depend on observation.
Project commencement date and completion date
(normally 3 years for high rise) will serve as useful
reference to gauge progress. My 2 sen.

If u have signed up, it is advisable and for your own interest to secure a copy of the brochure of the project for future reference. Who knows? It may come in handy when the need arises.
