I can see the nightmare in the narrow road leading to LRT station.....it will be like war zone.

disharmonious btw residents are common in any condo..more so when its high density condos......

but what I don't like Eve Suites is the entrance to the condo...narrowish road and franked by lower cost apartments. it makes the area a bit chap.

and Eve Suites itself is not a high endish condo.....I would say pretty basis.

honestly I stay at Hijaun Saujana for 3 weeks recently...its a very descent condo...at least I didn't have any issue like what the former faced in eve suites.

the only problem is its a strictly car driven condo...not walkable to lrt. Even go to hero supermarket...need about 10 mins walk.......

airport road ok.....not as noisier...

the unit I stayed was facing LRT line...yes can hear.......guess its how one accustomed to it....not sure abt NKVE noise......unless the unit is next to NKVE.

this is the second mall next to LRT that cant performed to optimum level after Damen. Nu Sentral despite TOD is another example.

I think we give too much credit to LRT/MRT jor....yes people can say mrt not fully opened therefore cant judge too earlier or LRT not as good as MRT. We shall see.

no thanks to the laws......commercial titled apartments are required by law to have retails units.......

I wonder how retails will survive in an apartment blocks? how many mamak or taichow can an apartment blocks need?

honestly I have yet to see a booming retail lots in a service apartment block.

I don't quite fancy the entrance to the building via a small road franked by park cars at road side and lower cost apartments. And the bare landscape before you enter into the carpark podium.

I agree that most of the time retails on the condo couldn't make it. But few are doing good. For example Vipod KLCC (just one retail anyway), The Annex@Dua Residences and St Mary Residences, The Green@TTDI etc.

Residential developments are built based on units or population per land size. However, commercial developments are based on plot ratio, which is the total built-up area per land size. This affects the number of neighbours you will have.

No. You misaed the point.

All commercial title is required to have retail outlets except if the land was gazetted as resi but greedy developer wanted to imcrease the plot ratio and converted it to commercial. Then u dun need to have retail outlets.
