park? you mean the lake there?

Hi all buyer,

Last week I did received a mail from the developer. They inform me that I cant get the extra 1 slot car park that I requested. (I did request extra 1 parking slot when I make the booking)

Did you guy receive the mail regarding this issue too?

I have two unit. Willing to let go one unit as i booked another double storey house.

Congestion could be the answer in term of high no. of units, heavy traffic conditions surrounding despite strategic location.  Property market could be showing sign of slowing down by this year end.

if u got the $$$, buy landed freehold property like in pj. With new concept of serviced apartments above commercial property like these, government still have no proper ruling...so if developer "kang toi" or runaway, i heard there is no compensation at all cos no proper laws established to protect buyers yet.
some more, think of maintenance fees which u have to pay FOREVER. Some more it is commercial property, need to pay more on utility bills. With landed, u get ur own car park, less congestion and better property appreciation in the coming future.

Think...y is the developer giving out so many freebies? Developers like to sell serviced apartments like these nowadays cos less rules for them to abide to. and they actually earn more...cos high density ...think again, y they can sell cheaper? with so many units packed together, it's the developer who is manipulating the consumers...and finally consumers are the ones who suffer staying in these apartments. Total rip-off!

because developer want the potential buyers to think that all units have been fully sold out for first 2 phases. So ppl "kiasu" and also want to buy a unit there, thinking it's so good buy. Therefore, if it's so "laku", ppl also want to snap up units there. Hence can increase the next phase units' pricing and subsequently earn more $$$. and since phase 1 and 2 units are offered by previous "buyers" at an attractive price (lower than phase 3 prices based on market price offered by developer), there are buyers who want the cheaper/ better units. So actually, there are still a lot of units at  phase 1 and 2 (only ppl booking them, to release later to earn back money). so actually not that "laku" after all...haha
