 Factory Construction Cost

Hey guys,

Recently a friend of mine purchase a plot of land and he's interested to construct a factory on that plot of land.

But I remain skeptical about the viability of the project, as

1. We are not builders. The total cost of construction and land maybe more expensive than getting a new factory

2. He maybe under-budget. As the construction material getting more expensive, the budget maybe burst and the whole construction will have to stalled.

Therefore, I'm here to ask,

Roughly what's the cost of construction a high ceiling 1.5 storey factory on a land of 7000sqft? Are using steel to construct factory cost much cheaper?

-> That plot of land already have water, electricity supply.

-> It's a uncleared barren land.

based on my previous job and tendering.. my estimation of the project should be around RM1.3m.. Price can be very accurate after considering the construction layout especially architectural, location and etc..

7000ft2 land hmm.gif hmm.gif minus 20ft set back front, 10ft set back 2side & rear, the factory ground floor build up area will be less than 3500ft2, assuming u build 2 storey office with 1000 ft2 for 1st floor, the total build up area +- 4500ft2 only.

rough estimation will be rm250++/ ft2 for such small project nod.gif nod.gif very much depend on the land condition, ie flat/ slope, cut/fill, soft/hard/rock ground, piling/ pad footing...........

Is this the local council ruling? But I have seen factory fully utilise all the land area.

The rough estimation of 250/sqft is brick, concrete construction? Would it be cheaper, if it's build using portal frame and steel design?

for a house construction cost should be around 130-170 ringgit /sf.

For your case. say 5000sf land area for factory should be around 750000 to 900000
Electricity wiring water around say 50k

approx 1 million I guess for everything.

the set back things is requirement, unless u want to build a illegal factory icon_rolleyes.gif

rm250/ sft is just example, without any info/ drawing....

portal frame/ steel structure/ pre-engineering may/ may not cheap, all depend on your requirement. btw, this is factory/ warehouse/ show room/ store.............. blink.gif

Oh, thanks for your information. So all factory without set back requirement is illegal by virtue of act.

My friend's intention was to build a high ceiling 1.5 storey factory. Fully occupied all the land area.

In other words, just need 4 walls, roller shutter door x 2, cement the floor, and the roof.

In my opinion, portal frame structure would be cost effective, because no need to lay the bricks and concrete. (Or i'm wrong in this case?)

Front as office, back as warehouse.
