minus 20ft set back front, 10ft set back 2side & rear, the factory ground floor build up area will be less than 3500ft2, assuming u build 2 storey office with 1000 ft2 for 1st floor, the total build up area +- 4500ft2 only.rough estimation will be rm250++/ ft2 for such small project
very much depend on the land condition, ie flat/ slope, cut/fill, soft/hard/rock ground, piling/ pad footing...........
