QUOTE(Iceman74 @ Nov 11 2010, 03:58 PM) from what i know, the place quite nice Ya, i feel is a nice place to stay. but just wonder the selling price is so much lower than nearby condo.big buildup & on top a hill but quite a lot units there try not to buy those facing the Kesas Highway (noise pollution) |

QUOTE(Iceman74 @ Nov 11 2010, 04:15 PM) maybe you should check out their Condo Management about their view on pricing. Now selling price is just around RM180K-210KHow much now they are selling? i think 2008, my friend sold his unit 2xxk Added on November 11, 2010, 4:50 pm QUOTE(dripinrain @ Nov 11 2010, 04:26 PM) 1. Its high density huh... story?? Then i better not to consider it. 2. Guards not hardworking 3. In early years, developer gave very attractive rebate -> low entry cost to ori purchasers 4. Quality 5. Got stories in the night ..[SIZE=7] This post has been edited by huifang87: Nov 11 2010, 04:50 PM |

QUOTE(aiskrimcup @ Nov 11 2010, 05:28 PM) I did consider buying Impiana before. Previously low rise floor with partly furnished is asking for around 165k - 180k. However I didn't check the initial price during the development. Maybe any forumer here can tell. TQVM for ur sharing. I will pay a visit to Impiana. Currently i saw an offer at 200K.Impiana developed by IOI, a reputable developer and located strategically for those who work at PJ, KL and Shah Alam. However, I didn't check further on the current maintenance issue. I just noticed that surrounding and lift condition are well kept. From my previous survey, I noticed there is 2 tiers security guard. Environment and surrounding wise, the block that not facing the KESAS (Block B if I am not mistaken) is good for own staying. While block that facing KESAS, I can say once you get used to the highway noise, then it will be no problem la Impiana swimming pool is just so plain, nothing attractive. And their parking is not a covered lot. Resident extra and visitor parking, the area will be bit far down from the above said block. Just before the 2nd guard check point. Playground is placed around here too. You need to check the condo by yourself. As for the asking price, latest transacted price is at 170k. Should you can get below than that, I can see why not to consider this place. And since you are wondering why the selling price is much cheaper that Koi Kinrara, Koi Kinrara is a new condo. And it is a way way too overpriced! Furthermore, I think Koi is quite dense compared to Impiana. No need to wonder, just let us keep Impiana price around that lor Added on November 11, 2010, 5:31 pm Desa Impiana got a nice and beauty pool / park design. Only for now, the access road go and back to work is really crowded. But still considered as a good buy for stay. |

QUOTE(T816B @ Nov 13 2010, 02:21 PM) Not for the unit that I stayed. As for others, I am not sure. I went Impian Heights for a visit. Found that the condo is quite old actually. But the unit i viewed was well maintained.Added on November 13, 2010, 2:27 pm When I stayed there, the management was under IOI. I am not sure if it is still under IOI at the moment. The security then was quite ok, seldom heard of burglary, only some petty theft done by the residents (stealing of shoes). Looking at the price, I would consider it ok if you are buying for own stay. My friend just bought Atmosfera next to at close to RM 300K for own stay. If I were him, I would have bought Impian Heights (or any other condo surrounding which are ok managed) and saved the bullet for other purposes. However, knowing most people would prefer NEW properties, that has blinded their judgement at times. |

QUOTE(sameday @ Nov 17 2010, 10:39 PM) I was there for at least 5 years, i sold off because family growing and need a bigger house. I heard alot of unit has water leaking problem. But the unit i viewed do not have the problem i guess. The parking area is big also, but do not have basement parking. So i think if will be trouble when raining. Swimming pool is nice. There's water leaking in my house, but manage to fixed it, and I guess a lot of them should have been resolved by now. As for the management, I think the resident are changing it. Honestly, I like the place, and I have few neighbour rented it out and most sold off due to family getting bigger and need more space, not because they don't like the place, but some still going back there once a while, coz the place is really nice. I have a friend have a double storey in puchong, but decided to just stay there coz he like it, so decided to postpone the move, till now..(i guess almost 3 years). I been to many condo, this is the one you seldom see a lot of car parking outside, coz they have enough parking (i guess) as we park both of our car, one near the pool, one before the 2nd tier security. As for the swimming pool, for those who don't know how to "swim", or really enjoy swimming, then this is not the pool, for me, it has the best pool. rectangular pool is really for swimming, and i swim there often. once a while, i still bring my kids back there for swimming, coz a lot of place, their swimming pool just sucks, and they have 2 pool. I believe though it's a old condo, but most owner maintain it well. And if you like green, you should know there's lots of old tree and surrounded by greenery. Except the one facing highway. It's quite a recommended, if for owned stay, but avoid unit facing highway, a bit dirty and noisy. that's one of the reason price was not fetch well, apart from the old days, there's some management issues committee. But i believe, it's better now. Just went Desa Impiana for a visit. That place is really nice environment which has provide alot of facialities. The interior design of each unit is very lifestyle. |

Impiana good for investment but not sure is it good for own stay? As it is quite far inside for us to go out to work and Puchong is a very jam area.
