Hi Everyone,

Anyone heard about this new project, PV2 Condo @ Setapak??

Since quit a number of new property launched at setapak area recently, any comment to this project as the selling price are below RM300 psf. (from 1,313 sq.ft.) compare to others!!!

Plenty of choices, drop by last week left these start from 386k onwards (1,3sqf) felt that the area a bit crowded...

386k onwards not including parking right? Another 15k is required for extra parking, which is compulsory.

400k, why not buy pv8? 1600sf, same pricing, ready to move in.

the property is PV2 located at Taman Melati.
the property is still under development expected completion by Jan / Feb 2013

Condominium, freehoold
Built-Up:1,313 sq. ft.
Bedrooms:3

Worth!!! since it is Freehold, near LRT and then opposite got Veo Sime Darby and Sunway Montana, some more near to MRR2.
There are so many +ve. U can consider about it!!

but the rental for PV2 only 2K. if i buy 510k, then installment 40 years.

the monthly installment is need Rm 2,070 and plus Maintenance fee 215 = 2285.

so this investment is negative cash flow... still worth mie???

the ROI only 4.7%. i dont think is worth leh...

launch time 400k, now 500k already.. price keep going.. so dont only aim for rental, aim for capital appreciation as well..

you pay extra RM1,000 a month i believe very fast you will be owning a property on your own and then its all nettttt profit!
