i have stayed there before. Very good car park system, great security and of course very good environment and facilities. Block 1 & 2 are the condominium, mostly duplex while Block 3 is the service apartment where the electricity and water are more expensive (commercial lot). smile.gif

just to share what i think of this condo. i went there last saturday and managed to walk around:

pros:
1) security quite tight, use access card system
2) seems to hv quite a lot of visitor parking bays
3) quite place
4) convenient for makan, grocery shopping.

cons:
1) saw a long list of owners not paying up maintenance fee at the notice board sad.gif
2) could tell that the devloper did not use good material during construction coz only 6 years the common area already looks quite run down and got cracks already.

Visited the place 2 Saturdays ago... duplex unit, 13th floor, facing northeast.
FOund it stuffy. Not hot but stuffy, seemed like compared with other condos i visited before, this one not much wind.
Came back use wikimapia, looks like if wind comes from north or northeast, its blocked by metro sq.
If wind comes from the east then blocked by ritz.
So, may want to see where it is facing. Not sure about other units.

You may want to consider high floor facing swimming pool. I stayed there for 2 years on 19th floor block C facing swimming pool. Very windy.

As a remembered the asking price was 540K which I thought was pretty reasonable.
Hmm 19th floor... Shall keep an eye for 19th floor to view smile.gif

@maxforce for 540k u can get a second hand landed property. _nless u really love condos, emerald is a good buy. Since u r looking at duplex, you may check out armanee terrace. Better atmosphere I believe. smile.gif

As for Armanee, I think the price range about 700-800K? Correct me if I am wrong. Dont think I wanna buy at 700-800K at the moment, if the price range is such. Hehe

If that's the case, emerald will suit you. Very quiet and peaceful environment. They shouldn't be any more construction nearby like 3years back where metropolitan was still in progress. My disclaimer is I move out from the place 3 years ago and stayed there for 2 years when the apartment was just completed. Heard that there is some fault in some unit already la. Just make sure your unit is ok. Inspect every angle if you can. smile.gif I am now staying at my own unit at Perdana Condo. smile.gif

Duplex quite big, about 1800 - 2000sq ft. i think maintenance about RM0.20 - RM0.25 per sq ft

Not Block C... it's not the service apartment side.. more to the Condo side.

Btw, nowadays, 540k unable to get landed property in PJ area ady... I'm searching for one... and all is priced around 650k to 900k... and those 650k to 800k range.. looks like want to collapse type... sigh...

Yeah, I ve heard some units with water leaking. Will keep that in mind. Recently got complaint from SQ - the stone blasting or something, not sure if Emerald would be affected in terms of noise and pollution?

The duplex I viewed was 1830 sq ft. In terms of the space is ok. Master bedroom, didnt get to see but I think its quite small. So I did thought of if buy, then maybe I ll break the wall of another bedroom to make a supersize master bedroom but then will leave behind one other very small room. Tough jugak.
Maintenance fees, I think was 0.20. Sorry can't remember

I am not sure about that too. It seems like the master bedrooms for all the emerald condos are small. The service apartment block I used to stay also liket that.

3 years ago, I can't afford houses for RM300k above and the price for BU was about 300-500k. I get a condo for RM215k.
Now when I am more comfortable with RM300k-400k range, the houses in PJ is already over RM600k. CRAZY! cry.gif

Everything seem okay, except i hate the excess road when entering and going out. Need pass by the shoplot when in morning or afternoon will full of cars.

Prefer metropolitan square.

Im interested with one of the unit in top floor block 3 which is at level 21... Currently the offer price is about 550k with 1097sqf.
The problems is commercial title and leashold.
Is there any water leakage of this condo?
Is everyone paying they maintenance fees?

the notice is out notifying about the shortlisted paint vendors on the noticeboards for residents to raise any objections, i think more or less confirmed will jalan within this year.
most likely is using the sinking fund as my relative never mention any special levy was raised. emerald condo jmb fund shoudl be rich

Yes, got a unit there. Just bought a duplex unit few weeks ago.
It is one of the most well-managed development in entire Dsara Perdana
The current yellow color looks very "old School" we need a new and refreshing color.

just "bought" means sign SPA already or just booking fee?
yes emerald is nice, i think one of the lower density there as well (just a guess, didn't do full research)

I got it lower priced than the auction unit. I have checked with valuers, the market price is around 950K for 1850 sf duplex unit.

Hi I own a unit in Emerald, so far so good. The management is doing a good job to upkeep the condo. Water leakage problem, yes, my unit have a major leakage problem once and take me about 1 month plus to rectify due to the complication involved (involving 3 units) Water leaked from my neighbouring unit to my unit, then, from my unit leaked down to the unit below mine. Complicated!!
I think most of the resident pay the maintenance fee in time because there are a lot of families/ owner stay there.

Now, I not staying in Emerald anymore, I rented it out. In summary, I think Emerald is one of the best maintained and quiet peaceful condo in DP.

Thanks for sharing, how is the traffic in and out at Jln PJU 8/1, it is quite jam.
I also notice that the residents profiles are mainly family especially the Block 1 and 2, not many units avail for rent now.
Block C has smaller units, thus more tenant profiles there.

Overall, i notice that Perdana Emerald fetches lower rent compared to the neighbouring MSQ, Ritz 2, and Neo

Just incentivize the prop negotiator who can find u a good deal, even they have got the commission from the seller

My duplex unit (end lot) is ready for rent, top floor thus a "penthouse" setting. Newly painted, 4 bedrooms, 3 bath, 3 water heater, 5 air cons. BU 1850sf, swimming pool facing, partially furnished, 2 covered car park, monthly rent RM2900.

Hi DivIneGAL,

I did visit a unit back in late October and early November. I had met with the owner and did asked about the painting and units to rent.

She said that the building did repainting about a year plus ago. I even compliment that the building does look fresh and have a new colour look to it.

Rent wise, the owner said it's better to buy the unit straight because the rental price is the same if you choose to buy it.

Perdana Emerald is indeed a great place to live.

I was amazed with the security when I was seeing for the first time.

I dare to say that their security patrol is much better than my current place.

Are you still considering after all this while ?
