Along jln ampang, rather over supply, and now have to compete with Summer Suites (some might say 2 diff area, but potential tenants are compare due to the size...hence i just lock down my tenant for Msuites for another 2 yrs with same rent as a yr ago.

This generalisation would immediately throw 80% of the younger generation into that 'bad quadrant'. You left with the remaining 20% 'perceived' good tenant profile. And by the way, the 20% may be living on a shoestring budget in order to buy their first house ASAP. This discussion ends up catch-22 scenario.

2. It is risky with no deposit. (The market trend)
It's half truth. Speedrent as the name says, we focus on speed, speed to a deal. There is a big opportunity cost between speed and risk. You want to be safe, you lose speed. You want speed, you sacrifice safety. Easy Scheme was introduced to bridge that two extremes where we speed up the deals to the max while at the same time limiting your risk.

With market going slow, you are trading months of vacancy to your property - that is an opportunity cost. There's no right or wrong here and certainly not a question of desperation - but rather what's your risk appetite. And by the way, we do credit checks on tenants. This is by far the most objective** way to qualify a tenant financial quality.

** I'm a Malaysian first, Chinese second. I'm very saddened by many owners being prejudice to different races. I hold my belief and I want to solve this problem next.


3. People are actually more open to meet strangers (The technology trend)
Internet has changed many behaviours, but the single biggest change in the last decade - Uber and Airbnb made sharing economy happen. As a result, people are more open to meet strangers.

Platform like these 'forces' people to show more of their good side because the former open up transparency and create feedback loop. Tenants are happier to deal with owners because - after all, you are in a minimum 12 months relationship - vice versa, your house is tenanted by a person for 12 months. You want to make sure they take good care of your house.

The 3 trends that I've stated are well known facts and we need to acknowledge the world that we live in today. Some people ask - why are you doing this? It's risky. But it is riskier than taking no risk.

it's commercial title leh..but developer can apply the utilities to be in residential rate especially tnb.
