A lot of lelong units are lining up.

The question is: will we able to hit below 400 psf?
Too many supplies. The rental will be much lower when astoria ampang and reizz residence is completed later this year

Elements did it with 369 psf and Arte ampang did it with 375 psf pre-Covid.

Current M-city cheapest lelong (in psf) is 485psf (1st round). 2 more rounds and we will be able to break 400 psf

Maybe during Covid, Arte ampang will break new low biggrin.gif

GG panic buying is too strong. They should at least wait reizz residence and astoria ampang to be completed to further suppress the price before buying

I am also expecting the price to drop more. The lowest was 540 psf for M city, but for its neighbors, were 369 psf for both the elements and arte ampang. To me, M city should be transacted slightly higher than arte and the elements but not so much higher, so only be 400 psf.

When the other 2 units VP. The rental market share of 33% will be reduced to 20% thats a 13% drop.
Now with reduced rental market share of 13% and unemployment, 320-360 psf should be sensible

I thought it could have gone lower because arte and the elements lowest auctioned price was 369 psf. These were 540 psf. It is like 46% more expensive despite same location

Record low for M-city at 504psf. But it was still 37% higher than arte's and elements' lowest of 368psf.

Pretty sure if has not priced in the upcoming rental war from Reizz and Astoria completeion.
