QUOTE(imprezaWRX @ Aug 3 2016, 12:56 PM) I think you guys do not understand the Speedrent proposition Good explanation and clarification. what does no deposit mean ? - Speedrent guarantees you 2 months rental if the tenant does not pay up - Speedrent charges the tenant 1 mth rental upon expiry of tenancy, equivalent to the 0.5 mth deposit that you will return to tenant, upon expiry of tenancy - Speedrent will pay you every month, not the tenant - then Speedrent in return will charge the tenant for the rental monthly Speedrent charges a fee for this service. You are not obligated to take in any Tom, Dick and Harry tenant. At the end of the day, it is still the owner's prerogative to choose and select the tenant that approaches you via Speedrent. Speedrent is a facilitator of the 2 parties, by using Speedrent, you save on 1 month's deposit to agents. (which to me works out to be almost or slightly more than the 10% fee Speedrent charges for the service) No I do not work for Speedrent, but I believe they are a disrupter, along the line of Uber and Airbnb. I'm just a big fan of their business model. Whether they succeed or not, it's a big question - as they do assume a certain amount of credit risk. For the landlord, your risk is as good as renting to any tenant on the street. You don't like the profile, you don't like the person, you don't have to rent. On the question of an agent subletting it out, you as Landlord - do sign an agreement with the tenant on their obligation and do's and dont's of the tenant. So I suggest you guys do some homework first, before crying hoohaaa over the "no deposit" proposition. Please lah, go study the model before crying foul. geeesh |

QUOTE(Stegeocan @ Oct 19 2016, 04:48 PM) Hi All. Should be getting our keys to a 'Garden Residence' in the next week or so and am getting very nervous about what we're going to see out of the window (especially now while block 3 is still under construction). Hi i do not have this clause. Just pass the key for defects and they will return u after defects done. Has anyone got a unit over the hanging gardens yet? Any pics? Ours is overlooking Bamboo Grove. Also, when we bought the unit we signed something to say that we would return the keys to Mah Sing for 3+1 months after VP, so they could fit the kitchen/aircon etc. As no one on this forum has mentioned this, it sounds like Mah Sing may have fitted out the units prior to VP. Can anyone confirm this is the case? Or different units, different rules? Cheers I thought everything would have done ready before VP. |

QUOTE(Stegeocan @ Nov 18 2016, 02:08 PM) Can anyone share their experience installing curtains? I have just got my tracks and curtains and am ready to install them but have noticed that the alcove where I want to mount the tracks is not concrete as I thought. My was installed on the ceiling, the curtain tracks. It sounds hollow (plasterboard). Has anyone installed their curtains themselves? If so, what sort of anchors did you use, were you able to locate the joists and were the joists wood or aluminium? Even the duplex units looks like they have plaster alcoves and they seem to be hanging the curtains there just fine, so I must be missing something. Thanks, |
