Downlights are really depends on the quality. Some cheapo won't feel as solid as those selling at $40 each..compare the quality.
For the wall tiles, if it is only the cost of the tiles, it is super expensive.
ie. 198sf . If you are using 1x1 tiles, it means u are paying (2277/198) = $11.5 each!
If you are using 1x2 tiles, it means u are paying (2277/(198/2)) = $23 each!
Best to source for your own tiles IMO.
