 mentari court, wise for an investment?

i ve scouted for some lot in mentari court n found out dat d price is from 120k to 170k. wish 2 ask d sifus ard, is it wise 2 buy 1 unit as an investment? the rental can go as low as 800/month non furnished to 1100 furnished.

i've a cousin staying in Mentari Court at Block C. it is kinda run down as the management isn't that good. the place is not well maintain as the lift smells and corridors are littered and cars simply double park. A lot of the residents there are students from China, indonesia, middle east and africans. there are a lot of factory workers staying there too from Indonesia, Nepal and some bangladeshis. the swimming pool is not well maintain too and it is dirty.

when mentari court was first launched, u can get a unit at RM80K. frankly, if you want to buy there for investment you can negotiate it between RM100K - RM120K. If someone is selling at RM170K, he is just pushing his luck. for RM170K it is too expensive and i would rather top up a little and buy Sunway Court which is about a stone throw away. the place is more well maintain even though the apartment is older than mentari court.

FYI, i used 2 stay thr. it s just a good place 4 u 2 sleep.. nothing more. if i can get @110k, then it will b better on my pocket. lolx

RM110K is a good deal and worth to get it. if u can rent it out at RM700 and after minus the maintenance, u get bout 6%-7% rental yield is not too bad either. smile.gif

If it's RM170K, it's over price. that's my honest opinion. usually agents try their luck to push for higher price but the matter is it really worth that price. for me

Before commiting u need to find out what is your potential tenant target. If students, u need to find out if Taylor's is relocating to Lakeside campus. If the campus is moving out, it will hve very negative impact on (1) commecial activity and (2) lower demand for housing from students and workers.

I prefer to invest in walk up flats or aprtments. With high rise, if the lifts are well maintained, its a headache, and also high density may have more social problem.

There is still Taylors school of hospitality + some minor campus in the office block next to Mentari, it is oso a stone throw from Sunway College and there seem to be some lease agreement with Masterskill students & many factory operators from across the 'Motorola bridge'.

But it is not well maintained and there is some 5354 going on in 1 of the block whistling.gif

Decent yield but limited capital appreciation. Rental should be stable with downside bias

1 of my fren oso like to buy in this area...maybe for rm110k we'll get an apartment that needs major repair works

For investment might be ok, for own stay, might not be a good idea. My friend recently moved out cos too many incidents of indonesian/african stalking her all the way to her apartment door. Might not be a good place for a girl to live alone.

i saw auction unit at 145k. r u sure can get 110k? now low cost flat also going to sell at 120k.

Cannot get at 110k.. Bumi lot is going for 150k.. Non bumi is 170k.. Rental is good smile.gif personally wont think its nice to stay there.. But beggars cant be choosers.. There are still many who will rent from you.. Rental semi furnish fetching 900/month..

Even for rental but depending on who you rent to.

If student can be local or foreign.

If Foreign need be-careful and advice to do background check.

If Local do they want stay there with many foreigner. If you ask me, i won't.

This is like 40% below bank valuation.
Easy place to rent out here. If lazy, can always hand over to subletter and let them handle.

Check the first page to see the price the owner got the unit.
After loan disbursement from your bank, owner will get cash out of this lelong dealing.
Just need to make him understand the scenario, then most probably he is able to move on with his life after that.

But still case by case basis. You will never know. Such unit certainly not recommend for people with soft / kind heart.

Guess for the case like in the video. Police report wont help.
Need to engage with lawyer and have legal notice for eviction.
No experience in doing that. Maybe some other ppl able to advice better.
