kalau nak bina menara Warisan Merdeka.. sewa kedai dia RM500,000 setahun juga ke?

RM500,000 / 12 (setahun) = sebulan kena untung minimum RM 41,666.666666666666666666666666667

RM 41666.666666666666666666666666667 / 30 = sehari kena untung RM 1,388.8888888888888888888888888889

That's why only big company's open shop in KLCC.

Also, shop turnover quite high. meaning in 2007 there was a Tower records in front of KFC but now is taken over by maybank....

Actually TS is kinda slowpoke, last time got big issue where Levi's jeans store was nearly evicted from KLCC because the owners didn't want to move to 3rd floor although they were willing to pay the high rent if they stayed at concourse level.

Vincci gross income can hit rm1,000,000 per month, doubles or triples during festive season. So what is rm500,000 to them?

They average 2000 customer a day, if every customer spend rm50 that is rm100,000.

BTW you need to renovate your shop every year except for anchor tenants. Anyway this are old datas. whistling.gif

Oh I got my fact wrong, its renovation every 2 years and if you don't do it they will raise your rent by 30%.

Oh and Vincci got kick out because apparently their products are too cheap and it spoils KLCC image LoL.

Was Vinncci the shoe shop in concourse in front of the lifts?

Now occupied by G2000, but under renovation?

I heard even G2000/giordano was kicked out so that they could expand Topshop....

Correct, levi's was located in concourse, in front of the lifts.

Supposedly that is like Bangsar in terms of location in KLCC.

But I think they still got away OK, now their shop is in 3rd/4th floor, still in front of lift, beside Nike and Quiksilver, their current shop also a lot bigger.

Nett profit RM1388 per day is not that hard. Online store can go up to this amount also.

But the most important is friday, saturday and sunday, they take back all when u see the crowd.

Mid Valley Secret receipt rental for now is RM60K per month, they able to get it back in 1 saturday only. the remaining is nett profit.

The selling kuih-muih stall in Mid.valley rental per month is RM8K, but they making big money also just selling the kuih-muih

PNB dibina khas untuk bumiputera (dulu dia bawah Dasar Ekonomi Baru)
harap-harap boleh lawan KLCC nanti, serta sediakan peluang perniagaan yang baik untuk bumiputera nanti

Persoalannya, daripada 100 tingkat Menara warisan tu, berapa banyak tingkat untuk retail (shopping) space?

KLCC yang laku hanya retail space sampai berebut-rebut, tapi office space KLCC tetap tak penuh-penuh....

Adakah nasib yang sama akan menimpa office space di Menara warisan merdeka?

P.S. Aku agak bangga orang melayu jual jeans je boleh dapat sales Rm5 juta ++ setahun, kedai kat SUria KLCC lagi.

Hmm, well not possible that priorities are given to Bumis. But the usual dealings are renting it from KLCC than renting it out to others at a profit ( under table flex.gif ) At the end of the day money and connection = win.

Twin Towers architect Pelli will design two additional towers

PETALING JAYA: Cesar Pelli, the architect of the Petronas Twin Towers, will once again be casting his magic on the 100-acre Kuala Lumpur City Centre (KLCC) site in a new development that is estimated to cost about RM2bil.

Pelli is also involved in the design and architecture of retail and office block Lot C, to be completed next October. The 60-storey Lot C will be seamlessly integrated into the retail block of Suria KLCC, next to Mandarin Oriental Hotel.

In this other development on Lot 185 and Lot 167/K, the world-renowned architect will be designing two additional towers of between 50 and 70 storeys next to the Twin Towers. The two blocks, an office tower and a hotel, will sit on a four-storey podium retail block that will be integrated with the present four-storey retail mall, Suria KLCC.

Hashim Wahir, the group chief executive officer of the KLCC Group of Companies said the development, sited on three acres, would be built on two adjacent plots.

The Economic Planning Unit gave its go-ahead for the joint venture a few weeks ago, Hashim said. A detailed planning phase will be the next step and works are expected to begin by mid next year.

This latest development, Hashim said, would be undertaken by KLCC (Holdings) Sdn Bhd in a 50:50 joint venture with the Qatari Investment Authority via QD Asia Pacific Ltd, a subsidiary of Qatari Diar Real Estate Investment Co, the investment arm of Qatari Investment Authority.

“Lot C has one million sq ft of commercial space. It is being developed at a cost of RM1bil. This other development on two adjacent plots will have two million sq ft of commercial space. That will indicate how much this latest development will cost,” he said.

Currently, the 100-acre KLCC development, of which half has been gazetted as the KLCC Park, has about 10 million sq ft of space in the Twin Towers, Suria KLCC, Menara Exxon Mobil, the Mandarin Oriental, Traders Hotel, the KLCC Convention Centre and Menara Maxis. All of them belong to the KLCC group of companies.

The entire KLCC area is earmarked to have between 20 million and 22 million of commercial space.

“These latest developments comprising the hotel and office tower blocks will complement and enhance the skyline. It will enhance the view for Binjai On The Park, our only residential development,” Hashim said.

He said the latest development, together with Lot C, would help give a new shopping experience to the more than four million visitors who throng the Suria KLCC. A plaza connects Suria KLCC with this new retail podium block in Lot 185 and Lot 167.

“There is a demand from retailers for space,” Hashim said.

Within the next five to seven years, other developments will be coming up behind Traders Hotel and in other parcels of land on both sides of Binjai On The Park.

“As we complete these different components that make up the KLCC development, we believe the value of Binjai On the Park will move up because new amenities and conveniences are being added.

“Binjai is the first residential property on the park. We are working to provide delivery service from the supermarkets from Suria KLCC; our residents have access to all the services that Mandarin Oriental guests enjoy and we also have the Prince Court Medical Centre to provide medical services for residents,” he said.

More than 95% of Tower B of Binjai On the Park has been sold. What remains are the larger standard units in both towers and the 19,000-sq-ft triplex penthouse in Tower A.

“As our master plan unfolds, the value of our projects on these 100 acres will continue to be enhanced. One Hyde Park (a high-rise residential development) in London only has the park.

“We have the park and many other components that have proven to be synergistic both in terms of physical amenities and services, all in one single iconic development, with a commanding skyline,” Hashim said.

BTW they are not bumi putera companies. Only that the largest shareholders are bumiputra-related investment funds and the top management are almost all bumi people.

BTW SIme darby already has their own building in Jln Sultan Ismail, not to mention their own buildings for their various subsidiary companies.

PNB also have their own building in jln tun razak (next to Tabung Haji).

Building Menara Warisan is just another 'glamour' project, later jadi empty office space like menara Th Selborn, Marinara, KLCC, Intermark etc.......

Not to defend anyone but actually Suria KLCC shopping centre is favorite among arab tourists.

Also ISetan is wuite popular with the local japanese expatriates.

I beleive those 2 ypes of shoppers are keeping KLCC packed.

P.S. My fav. shop is Sony Style, because I have membership....

i pass klcc everyday...believe me, vincci used to be so packed with ppl...i notice a lot of indonesian tourists love the shoes....
but after topshop takes over their lot, wht happeneed to them now?

You got source for this? How many people that goes into the shoe does not equate to the sales generated per day. I won't be surprise they are far better brands the consumer can go for and certainly Vincci is no longer an icon for modern office ladies.

Btw, I also know women likes window shopping. This is also a fact. I might have believed you if you said it was Charles Keith.

So you mostly go those shopping centre at weekend one, right? try go by weekdays see see. . . . . . most of those shops the weekend 2 days business contribute more then the others 5 days business, weekdays is consider very [low] business one. . .

How I know? I do system support one at Ipoh & Penang, got customers running branded shop at shopping centre like Parkson or Jusco also, weekday transactions is only around 40 - 60 bills, weekend can get 100 - 200 bills; so regarding that average 2000 customers per day, I don;t know he is hearsay only or got any sos to support his talk, or maybe his counting include those window shopping customer also. . . rolleyes.gif

PETALING JAYA: Cesar Pelli, the architect of the Petronas Twin Towers, will once again be casting his magic on the 100-acre Kuala Lumpur City Centre (KLCC) site in a new development that is estimated to cost about RM2bil.

Pelli is also involved in the design and architecture of retail and office block Lot C, to be completed next October. The 60-storey Lot C will be seamlessly integrated into the retail block of Suria KLCC, next to Mandarin Oriental Hotel.

In this other development on Lot 185 and Lot 167/K, the world-renowned architect will be designing two additional towers of between 50 and 70 storeys next to the Twin Towers. The two blocks, an office tower and a hotel, will sit on a four-storey podium retail block that will be integrated with the present four-storey retail mall, Suria KLCC.

Hashim Wahir, the group chief executive officer of the KLCC Group of Companies said the development, sited on three acres, would be built on two adjacent plots.

The Economic Planning Unit gave its go-ahead for the joint venture a few weeks ago, Hashim said. A detailed planning phase will be the next step and works are expected to begin by mid next year.

This latest development, Hashim said, would be undertaken by KLCC (Holdings) Sdn Bhd in a 50:50 joint venture with the Qatari Investment Authority via QD Asia Pacific Ltd, a subsidiary of Qatari Diar Real Estate Investment Co, the investment arm of Qatari Investment Authority.

“Lot C has one million sq ft of commercial space. It is being developed at a cost of RM1bil. This other development on two adjacent plots will have two million sq ft of commercial space. That will indicate how much this latest development will cost,” he said.

Currently, the 100-acre KLCC development, of which half has been gazetted as the KLCC Park, has about 10 million sq ft of space in the Twin Towers, Suria KLCC, Menara Exxon Mobil, the Mandarin Oriental, Traders Hotel, the KLCC Convention Centre and Menara Maxis. All of them belong to the KLCC group of companies.

The entire KLCC area is earmarked to have between 20 million and 22 million of commercial space.

“These latest developments comprising the hotel and office tower blocks will complement and enhance the skyline. It will enhance the view for Binjai On The Park, our only residential development,” Hashim said.

He said the latest development, together with Lot C, would help give a new shopping experience to the more than four million visitors who throng the Suria KLCC. A plaza connects Suria KLCC with this new retail podium block in Lot 185 and Lot 167.

“There is a demand from retailers for space,” Hashim said.

Within the next five to seven years, other developments will be coming up behind Traders Hotel and in other parcels of land on both sides of Binjai On The Park.

“As we complete these different components that make up the KLCC development, we believe the value of Binjai On the Park will move up because new amenities and conveniences are being added.

“Binjai is the first residential property on the park. We are working to provide delivery service from the supermarkets from Suria KLCC; our residents have access to all the services that Mandarin Oriental guests enjoy and we also have the Prince Court Medical Centre to provide medical services for residents,” he said.

More than 95% of Tower B of Binjai On the Park has been sold. What remains are the larger standard units in both towers and the 19,000-sq-ft triplex penthouse in Tower A.

“As our master plan unfolds, the value of our projects on these 100 acres will continue to be enhanced. One Hyde Park (a high-rise residential development) in London only has the park.

“We have the park and many other components that have proven to be synergistic both in terms of physical amenities and services, all in one single iconic development, with a commanding skyline,” Hashim said.

2000 customers does include those that walk in and do not buy anything. My stats are base on average, and no I don't have sauce, sauce can be found if you are working with said company.

I can also tell you that KLCC TOP SHOP sales target per month is RM1mil, and on a good month rm1.5mil is reachable.

However let me clarify that my source are from years back, so in short outdated.

So mean average business for 1 day is around RM35,000, right? if average bills amount is RM100 then it is also 350 bills only, which is too far away from the 2000 bills, not even close to 1000 bills. . . so???

Wrong, scroll to earlier tered, I mentioned that the levi's jeans store is actually owned by meleis.

Sales exceed Rm5mill per year....

Kelantan delite moved to Sooka Central, because they cannot pay the increased rent.

Back story is the same as Levi's jeans store, another company are willing to pay double the rent to take over their space.
