22x75 can fetch this much ? is it the asking price ?
if bank value at 400-450k buyer must folk out extra ka ?

yes, corner i have seen as well 1.5 million. knock-down, renovate kau kau. owner i think fork out huge downpayment. value for sure cant get

happy garden property most is value lesser than OKR are like Taman Desa, Taman Seputeh or Taman Bukit Desa, both also very old house if talk about landed except those recently launch which will cost million and beyond a lot of people capacity to buy. smile.gif

Happy garden's single storey houses are valued at around RM230k -RM350k.Of course, prices depends on the condition of the house.

My sister and I both have apartments at Faber Heights - paid off ages ago and rental isn't bad 1600-1800 for the one room studio and around 2200-2300 for the two bedroom. I think mainly cause of the large number of expats - my past three tenants were all Korean.

Faber has also launched a new development recently and my sister put down a deposit on one of the units. I don't know which one she ended up going for but the price range IIRC was between 2-5 depending on the design. Glad she decided to add more landed property as I feel the rental yield is better and the values tend to appreciate more. Of course depends on location as well.

For Armada Villa semi-d at RM3.3m subsale, is it still worthwhile to buy for stay and sell a few years down the road? Anyone knows if there is any nasty smell from the pond/lake?
