 Taman Desa, Old Klang Road, price?

Anyone knows the price of a typical 22 x 75" double storey link house in taman desa?

it is a nice place to live in... but land is scarce and very very limited future developments.

I stayed at taman desa....as far as i know landed house is at least RM700k (price in July 2010) to millions. The latest development is the semi-D opposite the DANAU IMPIAN condo or beside the LAKE....I can not deny it is such an excellent place to stay! smile.gif

700k are those that still in original state where u will need to spend money to upgrade to 3 phase if you are planning to have air con in every room, some money to re-do the roof, ceilings and flooring, etc

i don't know why would anyone want to buy the new development beside the lake coz' sure to get the smell from the other lake .. err i mean oxidation pond.

that is why i am asking for the value lor... those are buy/sell price... not valuer's valuation price.

My house is fully renovated with 1 additional room and extension of another room and kitchen.

900k considered cheap as there are >30 years house sold at 900k....

my brother willing to fork out money to buy since only can park 1 - 2 car inside, then no point even if have many room.
dun really want to fight with neighbors about parking space on street.
we are family of 7 with 6 cars.
might as well spend 500k x 2 house side by side elsewhere.

Most of my family members stay there, the internal design is small especially the hall area,only the land is big especially the corner lot. Price wise is a bit on the pricy side. You can opt for Taman Bukit Desa 2.5 storey house for around RM800-900k for a basic unit. smile.gif

if u happen to hv a lot of cars, then ur solution will be either a corner lot of bangalow unit. Intermediate can oni fit 2 car most, unless u opt for Taman Bukit Desa house, their parking lot like my parents one can fit 5 cars for a intermediate house.

One more thing, its not guarded n gated community due to the road design n not everyone can accept it especially those value security. smile.gif

landed got new launch few months back 3 million-4 million not sure if sold out. laeft bumi lots leasehold

link house older got rm1million meh?

now improved. gated and guarded... RM80 per month maintenance charge.... !@#$@#!%&$^#(&^#%!

car wise, can fit at most 3 cars.... 2 park inside, 1 park outside. but there are ample of space you can park along the road side.... just jaga jaga on the tahi burung and lizard, cockroaches, ants etc etc... i really hate them!!!!!!!

tat 1 is not gatedla Bro, tat 1 is guarded only, still my parents house get break-in right in front of the guard becos during changing shift time, most guard can't recognise who is owner of the house and who is thief.... mad.gif

If u goto the Jalan Bukit Desa satu you can see those intermediate 2 storey link house their parking lot can fit 5 cars easily for saloon car the size of altis and not those small small size like kancil laugh.gif

haha... my area is gated... my area is near the old pasar malam there.... it's now gated with 24 hours security patrol... at night most gates are closed leaving only two openings

Yes... Its very central...I used to stay at Tmn Desa..at one of the condos around Danau Desa.... Rented the whole unit out for ard 1.8k.... bank valuation at 450/sqft.... However, with the new development of Villas and more condos.. i presume more to come...Its getting really packed...but its still a nice place to stay given the shophouses in particular at Danau Desa are doing pretty good...

Its a good neighbourhood after all... I've seen quite frequent police blocks....

now no more pasar malam right? the 2 pole is not consider properly gated, the true gated are those really build up with brick wall surrounding the garden with only one entry point of entry and exit, anyway its better than not guarded at all. smile.gif

22x75 can fetch this much ? is it the asking price ?
if bank value at 400-450k buyer must folk out extra ka ?

happy garden property most is value lesser than OKR are like Taman Desa, Taman Seputeh or Taman Bukit Desa, both also very old house if talk about landed except those recently launch which will cost million and beyond a lot of people capacity to buy. smile.gif

Happy garden's single storey houses are valued at around RM230k -RM350k.Of course, prices depends on the condition of the house.

My sister and I both have apartments at Faber Heights - paid off ages ago and rental isn't bad 1600-1800 for the one room studio and around 2200-2300 for the two bedroom. I think mainly cause of the large number of expats - my past three tenants were all Korean.

Faber has also launched a new development recently and my sister put down a deposit on one of the units. I don't know which one she ended up going for but the price range IIRC was between 2-5 depending on the design. Glad she decided to add more landed property as I feel the rental yield is better and the values tend to appreciate more. Of course depends on location as well.

For Armada Villa semi-d at RM3.3m subsale, is it still worthwhile to buy for stay and sell a few years down the road? Anyone knows if there is any nasty smell from the pond/lake?
