I missed this project as I was in overseas during the launching time. Last week met an agent who specialized in that area told me she also regret for missing this project.
Few of us actually think this is a good project despite the view at time was the location was not superb. We could be wrong but time will tell.

Where to find this kind of price now? cry.gif

Can i ask all the investors/owners here,

- when is the VP? June 2013 is what i last heard.

- flip at what price for the smallest unit?

- what do you see as the impact of major development at the surrounding area. (ie: botak of greens, construction dust everywhere...)

tq for the feedback.
I managed to survey around after making the earlier, the existing condo villapark near sanderson is going RM360k for 9++ sqft.
Is RM400k for sanderson seems a bit lowish? esp with all the facilities, security, concept and >2 carparks.

Seems like accessibility in that area is no longer a problem, peeps are accepting the fact u can get nothing lower than RM500k now.
I dont mind saving RM100k and travel additional 5km to main road daily too smile.gif

Few years back, I was looking into this development. My estimation of price during VP shall be around 380-400psf
However, looking at the
-current market situation (everywhere is launching at >500psf)
-surrounding subsale going at 360-380psf (villa park)..
-development (new landed plus but minus greenery gone)
- access roads in pipeline.
- most importantly, the physical completion looks really really nice.

I will say 450- 480psf is a fair price.

unfortunately, i never invested so there is no vested interest in this post. purely neutral.

Mid-high end lah.. I think its high side compared to the surrounding high rise.smile.gif Its a good development judging from the result so far. Hope not too many defects.

berapa lui psf now? for the smallest unit. circa 450psf or higher?

Just sharing, the adjacent condo is calling RM418psf for the 956sqft.
