Hi. I just grab a unit of 288 last weekend.

the problem now is I would like to borrow 90% loan but I already have more than 3 properties. Im thinking to use my sister name (but her finance not strong) and I act as her guarantor. Any members here got come across this kind of situation?
*
reagarding your issue, is a problem as my frens from PBB and Maybank told me the same that the regulation applied immediately by BNM. in fact, they are looking at all join name holder to add up all their houses if excess 3 houese, which mean lesser join name is better. However, think ur approach should be ok just the trust between u and ur family only suppose.

Welcome to the 288 Group.  rclxms.gif

Are u refering to the budget annoucement? I though it will only effective on 1 jan 11? Should it? Now still available for 90% even got more then 3 right?  hmm.gif

Sory for late reply, mine is 1416 too. For own stay.
*
one more concern, i think developer will figure out how to put higher selling price to absorb some downpayment cost and make u to pay only 10% as i have been asking some other new property in other places, they are doing something like this in order to push their sales. However, 288 im not sure as being long time no visit to their sales galery, do you hear any from them? by the way, you have paid 5k booking? if 70% approved, then u can afford to pay it, will the developer be willing to refund u 100% of downpayment?

For those who had signed the S&P, any advice on the terms that need to pay attention to? Thanks.
*
actually i did mention to them the specification that will be given to us must listed to me and car park lot also . i got another new condo and both of my car park lot already stated in my s&p but 288 never stated any car park lot yet. i dun really satisfy with this. they said will fax me later but until now no news yet..think u should emphasize on this to them

hi, I just took the 27 unit - 1408 st ft genting view. Initially want KLCC view but when i reliease this development project already fully sold the KLCC view. sweat.gif

We will be neighbour after 3 years. You buy for own stay or flipping?
You mean the S&P not stated the carpark? how can it be? if in the future we need to sale the carpark separetely we do not have the legal title on the carpark, I believe it will be more difficult to sale.

Anyway, tahnsk for your information. Im now waiting for them to update me the additional carpark. but still dun have any news from KP.
*
i have long time no visit to sales gallery. If anyone knows the car park bay open ,just let inform each other. im waiting for the car park bay open for sales too

true true but what i like most is the fact that it is a low density area..no offence to PV but just looking at PV areas literally make me feel all choked up.

yes...in term of density sure 288 and SG offered better environment ...im a member of UOA too, but in term of lower capital cost is much better for buyer to take up in 288..material wise we have to wait until it completed would then know..

Yes and the stamping price of MOT depends on the value of the property..this unfortunately is not paid by the developer so gotta save up money for this one when the time comes...i did try wen taking the loans to ask the bankers if they absorp MOT 's stamping duty..but no banks are willing so it means that the property really does have value and banks couls afford to not us ethat as an incentive to take loans with them..
*
yes..i double confirmed with them that MOT purchaser have to bear for themselves.
Do you guys have any information about the car park selling for buyer lately?

I did noticed on the launching day, the units are sold almost 90%.. I was wondering if it included those units reserves by quota for bumi lot? and any ???
*
they said left about 10-20% MORE UNIT. the % is uncertain being told by officer. I am unsure how many bumi unit being reserve. as i know most of the buyers are chi...i think the sold unit is included in the blocked unit as i have been encountered last time with uoa too.

compare to SG...the main CONS of 288 or 222 might be the developer as this is a totally new developer with 1st project. The finance management of this developer might be one of the main uncertainty if compare to some reputable developer such as UOA.. any comments?
*
well, no one can tell about it. The reason we buy as we hardly to buy at below 350rm/sqt in kl area anymore with sophisicate design ...i am very impressed with their grand lobby when i just look at their brocure if they really can deliver alike the pictures.

log in period only 3 years? shocking.gif  i though is 5 years which offer by OCBC?
*
yup. my package offer is last year nov, think they knew the economy is getting better so offer higher log in period. however, i am sure they can appeal for you...depends on how they do for u and if your record is good, sure no problem.

my advice to u apply for all those panel banker and bargain with them once u got any offer by showing other bank offer to u ,sure they can get for u..

actually HSBS also approve similar package as OCBC but they came back to me quite late after long time appeal

By the way, shoud not amuse he/she la...we need this kind of ppl to pay for high premium when the gem was shine. Obviously he/she don't mind coz it feel safer when the gem confirm was shine from his own eye.

After long time not checking thsi forum, felt so outdated of u guys discussion about.

i agreed with SG, when the harvest is there, u would not enjoy much the benefit for outsider who just look at it last time and still thinking they are over taking granted. Foreview is a kind of playing game which have risk but remember risk might always give u surprise, we should not justify on the wrong or true on own perception for those so many uncertainty so far and yet it is pretty good in the location near to KL area. we can see almost all places in KL property appreciate alot no matter is classified so called as HIGH END area or LOW CLASS area. there is a lot of unexpected spaces to be boomed up.
