How are the rental rates for the bigger units?

To all current owners, is the Shah Alam view not desirable? The price differences between Subang and Shah Alam is quite high and i'm wondering whether it's worth.

Didn't really notice the cable. Will have a look one more time.

I also found out that low rise units are cheaper. Rental wise, are both views the same?

Same entrance as parkhomes. Larger units occupancy are lower. Intermediate are much higher

Normally rental wise mostly depends on ur furniture and built ins quality.
But clients normally prefer facing subang if quality of furniture are the same.

Noise lvl actually got pros n cons for both views. HTC mostly not a concern. not that near compare to condos near carrefour.

SOHO night view. i've did a walk around and some calculation. Averagely 22-25 units occupied out of 28 units per floor.
Units that are still vacant mostly due to change of ownership, still for sale or yet to ready for rent(under reno).

Easily up to 80% occupancy now.

I just visited Subang SoHo last Saturday. I like the duplex concept and am thinking to get one.
The unit I viewed is at 12 floor, facing Batu Tiga toll, fully furnished with price 420k.

I really like to get that unit but I worry the quit rent, utilities will be expensive as they follow commerical rates.

I have some questions though. Appreciated if someone could help to answer:
1. I can see the KTM track from that unit. Can hear the noise? I was told the windows are sound proof. The noise is very loud when I visited the parking area and a train passed by at that time.
2. How much are the assessment and quit rent per year?
3. Anyone works in Cyberjaya? How's the traffic from SS to Cyberjaya during peak hours?

1. noise can hear. but after window closed. minimal noise only. and the train pass by in less than 5 secs. not an issue.
2. 600-700 per year for cukai pintu. cukai tanah is very minimal.
3. Cyberjaya is against the KL traffic flow. i've not experience before. But i think it should be ok. u should try at least once.
4. utilities for water is minimum 36 bucks. for TNB can be converted to residential rate. just need to apply to convert.

If i were you, i will consider condo at Batu Tiga, 5 min away only, jam little bit only, but not living is pigeon hole

I forgot to look at the unit number. i just remember 12th floor? Anything wrong with certain unit number?
One car park. I requested to have a look at the parking lot but the agent also does not know the parking lot number. He told me the parking is not front and back, so I won't be blocked by front car.

Thanks for the info.

1. Just wonder how frequent the train will pass by everyday.
2. 600-700 per year or per 6 months? My current residential condo is 780 per year. If SS follows commercial rate, the price should be higher, right? I saw someone posted in other forum saying it is 1200 per year.
3. Will try it out one day.
4. Didn't realize TNB can be converted. Checking at TNB site now.

Could you please advise which block (block number or block name) is near to Olive? I just noticed one of the blocks (parkhomes side) is near to the high tension cable.
