If there is another bathroom upstairs. The bathroom space needed around 60-70 sf. Total space upstairs available for usage 187-60 sf= 127 sf. Your bedroom will be significantly smaller. So look at the brighter side, you have a bigger space for other usage. 2 bathrooms for a studio/soho that designed for 1-2 ppl? Is really not a need.

just treat upstairs as a bedroom + Tv and daybed. u can put wardrobe downstairs. Then u solved everything.

Subang Jaya ONE SOHO occupancy 70-80% already, collected keys end of 2012. Subsale and rental are doing well. Fully furnished rental fetching around RM1800-2200 for 685sf , depends on design n furnitures. Subsale asking price now 400-450k.

Occupancy definitely got 70-80%.Can check with management if you dont believe. Location near or far to Subang parade/Empire Shopping mall depends on ur definition. Walk might be far, drive only 2 mins. 1km away.

Definitely Subang Avenue's, E Tiara n Casa Tiara's location are better. but FYI, many people actually shifted to SOHO from that area. For those tenants with cars, want a better environment and better mixed of residence. Studio near there cost 1800-2300, size 500 sf. SOHO cost 1800-2000 size 685sf, duplex design, free WIFI at rooftop common area. So it depends on individual needs.

Both Students n working adults , locals n foreigners also renting over here.
50% of the units are for own stay, 50% for rent.

The mixture of tenants are quite balance.

Pricing psf for rental at 1800-2200 actually is consider cheapest for studio/soho around this area.

other condos nearby which are older with better location will have smaller size(around 450-550 sf). rental rate around the same or higher.

Same entrance as parkhomes. Larger units occupancy are lower. Intermediate are much higher

Normally rental wise mostly depends on ur furniture and built ins quality.
But clients normally prefer facing subang if quality of furniture are the same.

Noise lvl actually got pros n cons for both views. HTC mostly not a concern. not that near compare to condos near carrefour.

SOHO night view. i've did a walk around and some calculation. Averagely 22-25 units occupied out of 28 units per floor.
Units that are still vacant mostly due to change of ownership, still for sale or yet to ready for rent(under reno).

Easily up to 80% occupancy now.

1. noise can hear. but after window closed. minimal noise only. and the train pass by in less than 5 secs. not an issue.
2. 600-700 per year for cukai pintu. cukai tanah is very minimal.
3. Cyberjaya is against the KL traffic flow. i've not experience before. But i think it should be ok. u should try at least once.
4. utilities for water is minimum 36 bucks. for TNB can be converted to residential rate. just need to apply to convert.
