In my experience, Gamuda's quality of its finishing/material is very good. Few years ago, I bought a semid in Ambang Botanic and when VP, there were only 2 minor items for defect rectification.

Also, houses in Ambang Botanic are assessed for quality control by CONQUAS, a buiding construction quality system from Singapore. Overall. houses in Ambang Botanic record an average score of 86% which is the highest score for CONQUAS landed residential property in Malaysia.

You can say I am a very satisfied customer of Ambang Botanic. That's why I keep buying property here, good for own stay or investment.

I never know Gamuda is reputable in construction quality and also the quality of the material !!!! Perhaps the build quality is better (compare to their other projecT) for the higher end property like jade hill or valencia or even AB.....

I think a lot of people forgot how they screwed up big time the Bandar Botanic.....

You should check out all the current projects and the respective material used.....to me nothing to shout about at all....well of course if you compare them with some other like ioi, then perhaps in general their quality is better.....

Not trying to offend any AB buyers but i personally think that SP has overall better quality (finishing) than them....and for material wise, it is generally a me-too standard for the material use....

IMO, the current price in malaysia has peaked and for investor who wishes to buy prop for capital appreciation, it will take longer than before. for rental yield, it's equally bad as the rental collected is merely for monthly installment with little or no positive cash flow. those who are really interested to invest should now look at overseas prop especially in the states and the uk as there're more desperate sellers and most of the time can really grab good bargain. sorry if my feedback side track a bit.  blush.gif

Well...one thing for sure is that property price will not go up and up like the past two years....it might slow down , or go down, or even stagnant.....

I always believe that property investment is medium to long term.....yes, a lot of people did make big fortune by flipping or so, but relatively....it is still a medium term investment....We cant seriously expect the market would allows us to flip and flip upon VP and keep getting good return....the supply needs to be digested, the demand needs to be fulfilled along the way....

For example, if the development keep spreading out to greater klang valley, northern corridor, nusajaya, etc.....it will slowly dilute the intensity of development that all the while too focus on the central part of malaysia.....and this in return will also help the compensate or neutralize the demand vs supply.....in the end, price would be more stable....Hong Kong and Singapore are relatively having less option..

cheapest in KV? Maybe...but to many people, the location of klang on the out western of KV might not be too interesting unless you work or have family there......but at RM1.6...i prefer jade hills, Kinrara Residence, Bukit Jelutong, etc....of course if you are living now in BBT, BB, Parklane, then...location is not an issue

Emtpy doesnt mean bubble in full scale.....you think you meant thousands and not 1000 million????

Some are deserted for obvious reason, some undergoing transformation or changes in the city town plan...some are collecting dust ...
