Really don't like developer practise this, chse us the sign the s7p but only do the stamping few months later. If 1-2 months, I okay but not next year.

I think it's applicable to everywhere, any time or any period.

When market is stagnant and economy downturn like now, the impact is bigger, it's the purchasers profile that cannot sustain the market. Most of it are not related to the properties they bought.

Before this Covid-19 or during the good run less than 10 years ago, the same happened to some of the projects by such Sunway & Tropicana and now Exsim and etc. But I think it's not the project problems, its the profile of the buyers who looking for branded developer for less risk and also huge discount projects by them.

If we look at landed like double storey terrace house, back then plenty projects without good discounts like above. The buyers are strong and easily sold, all appreciated. But when market is good, there are still some lelong happened.

Malaysian buyers are lacking of property risk and financial education. In HK, the property are even much more volatile but the easy financing here and awareness are crucial to assist them to recover.
