Searching around...

QUOTE(xyyap @ Jan 18 2013, 11:06 PM)
After 13/01/2013 Singapore properties cooling measures, make us searching around again...

Landed:
1. KL >= RM 800k.
2. Johor >= RM 800k WITHOUT DIBS.
3. Penang >= RM 1 M.

Highrise:
1. KL >= 1000 psf.
2. Johor >= 1000 psf.
3. Penang >= 800 psf.

Always buy those in demand, what are those in demand? Those slightly above middle incomers' reach...

Huat Ah...

P/S: Mansion Park @ Cyberjaya macam Penang landed.

The problem in KL now is:

WE HAVE RICH INVESTORS, BUT VERY FEW RICH TENANTS.

Properties can be sold, developers clean hand. But we need to encourage those local people (especially those from outstation) to rent and willing to pay if they cannot really afford a home afterall.

Malaysian tenants always bargain bargain to max. And many just don't want to pay on home, but rather spend big on cars.

Malaysia law is too losse. All become duit kopi.

So is Eco City worth investing in now? What are expected capital appreciation in say 3 yrs? ANy units with DIBS scheme? Hows this compared to Concerto, North Kiara?

Quite hard to flip.

Went for their showroom today. Very nice but expecting 30% from what I see during VP because they only include few selected items. It normal unless its sold fully furnished. Design very nice. Will copy this design Hahahah
Buffet lunch was great..  Food quality is good but lesser variety. Scallop was really tasty.. Yum yum.
Got a door gift too.. Surprisingly inside got 1 mini fire extinguisher! Wonder why they giving an entinguisher..?
*
Expecting 30% increase?

50 to 50 bet. Strong holding power OK. For 700 sqf, it is far above middle incomers' reach.

Signed SPA Nov'12 and up to today, Setia cannot tell when they will stamp the doc. They imposed sign SPA 14 days upon booking to entitle discount but cannot stamp doc after almost 4 months. Cannot believe such a lousy administration from Setia. sad.gif

Eco Glades S & P signed Nov 2012, received during CNY 2013.

Many said it is overpriced. I paid Rm1400psf (before discount) for a unit almost at the top floor, facing one of the best mall in KV with ktm, lrt n future mrt... and hopefully near to future hsr station. Even iskandar canot find tongue.gif

Got Chinese mei mei like Iskandar? Wakaka.

@ Singapore, new landed launch price is average S$ 800+ psf? vs condo S$ 1500+ psf.

Malaysia, landed RM 400+ psf vs condo RM 1200+ psf.

With so many condos being built, will landed get more expensive?

We shall wait and see. I m not extremely bullish on KLEC. But I believed it will do well. Those who think to flip will face high risk.

Dont worry too much, high end residential is very competative, developer must know to change their game play to stay ahead.
