Haha you wouldn't want to know the things that they "cooked" up. Sometimes I feel so sorry for investors who are buying the things they did.

They really need to improve in all aspects of activities.

On this separate issue in relation to the "unit condition", we are adviced to post a "Reinstatement" posting in our FB as an act of a reminder of our disclaimer of opinions by our members. This is necessary in accordance to legal advice.
In short, we are now taking much consideration and reservation, with the exception of approved posting, in regards to any information dissemination especially those concerning this project. We also noted and understood the reasonings behind the developer's abilities and what happened in and out but we cannot disclose it here.

I cannot reveal publicly some of the tactics used by the developer to cover but I guess I have several advice for MEH investors here:

1. Please ensure you have a contact no. of the MEH person who dealing with your unit. Kindly communicate with the person as often as possible.

2. Kindly jot down whatever disatisfaction that you have on paper / black and white. This must be attached with photos taken during your inspection or visit. (Note: please don't bother other person's unit if its not related to you)

3. Kindly refrain from posting or circulating any of your pictures on internet first-hand as this will protect yourself from getting into legal troubles as developer side has protected themselves well ya.

4. You have to be prepared on several main things:
- You have to read through your SPA and if possible understand if there are any differences from other SPAs especially residential ones.
- You cannot obtain the key until full completion of your unit.
- You have to have enough money to sustain full instalment and maintenance charges for at least 6 months.
- You need to get to know some lawyer friends that might able to advice you if any thing happened.

I was told the VP here is using the "AkuJanji" method (since this is Non HDA) hence you might expect things very very differently. I've explained to some of those who follow me on my watsapp.

LESSONS LEARNT :::

1. Please ATTEMPT to read or skim through some random pages of ur SPA at least briefly or at least keep asking the Lawyer questions no mater how basic and stupid your questions are. Make sure it is a HDA template including Schedule G and H - if u dont already know wat's that, please Google it.

2. Please READ your SPA entirely if you are buying a NON HDA property.

3. Please research developer track record and background of personalities involved. General rule of thumb is to treat every developer saying with a pinch of salt and then you assessed by your own research.

Our watsapp group friend is opening a shop here as well. Preparing for soft launch of part 1 of the mall in end Nov.

They have signed up a couple of first-time in Malaysia brands, several anchor tenants as well as some luxury designer brands (which will open later).

Frankly speaking, Nov aso tak boleh but they will now open phase by phase starting in Nov.

In terms of CCC, i think they submitted forms for CCC for 4 blocks only about 2 weeks ago (insider news).
