The main contention is that what is expected, based on industry standard handover is not met - no keys/access card to unit, no water connection, no electricity connection, no sewerage connection, no fire alarm/sprinkler system in place - in essence buyers are not even receiving physical handover of their unit! Most buyers are aware it will take time to rent out, touch up etc but not like the current state lah....

For those buyers who have seen their Halo/Sunday unit and are dissatisfied, please PM me. A few of us want to join up and pressure the developer to delay the VP date.

If your budget is 400-500k, ED units are way below your budget. In addition, to the various problems highlighted (leaking in many units, basement car park flooding, commercial rate utilities, developer reputation to screw owners, to name a few), please look elsewhere. The Klang Valley is in oversupply of full sized condos, why get a small SOHO unit?

They won't abandon EC or wind-up Cosmopolitan Avenue lah, so much more to lose.

But its funny how only a year ago they spent so much to bring Paris Hilton and have the "Party of the Century" to the current situation.

If I recall correctly, the bank still only recognizes the buyer as the party responsible to pay the interest. The buyer will get a letter whenever a drawdown is made and also a statement every six months or one year - as a buyer/borrower, please check to make sure developer is paying interest on time. If developer does not pay the interest, the bank will penalize the buyer, then the buyer has to sue the developer for not complying with their obligation, as stated in a letter to buyer, which is separate from the Sale & Purchase Agreement.

The developer was late in making the final DIBS interest to the bank and UOB automatically increased the interest by 0.5%. I had to write in to the bank before they reduced it back. But I have lost my only chance of getting excused for late payment. next time, the interest rate increases permanently, from what I understand.

This EC purchase experience is a very good lesson about how a developer's good track record is so important. Then again, they had a good reputation in 2010 because of the success of Empire Subang.....

I attended the second joint inspection last week (Halo unit) and all major defects have been rectified. Only 5 minor touch up defects remain to be rectified. Now just waiting for CCC to occupy the unit!
