This VP-ed condition on the unit and common area is way too much even for MEH standard and commercial agreement. At least for Empire Damansara the unit is in VP condition however the common area is still work in progress.....

I believe the previous photos posted was not for actual VP unit and the forumner just randomly snap photo units he saw and not the actual VP-ed unit.

the units are delivered in batches and since EC already delayed, I believe developer completed units that purchasers is collecting key.

I believe Colonial is duplex SOHO and similar to Empire Damansara SOHO, the total height is 18ft.

so nett height for each level should be 8ft++

MEH's SPA is one of the most looped SPA even if compared to commercial SPA from other developers.

Any lawyers worth their salt will advise their clients against signing the SPA.

But I am sure that there are other considerations for these buyers to plunge their hard-earned money into MEH's project.

Then again, many buyers never bother to read through the SPA. Sign first, think later mentality.

actually I think most are invoestors/flippers/speculators. MEH sold thousand of units in ED/EC/Remix but only few are active in forum.

Just like project like Vortex/ Vipod/ SOHO/ Quadro by Monoland, these buyers just not bother with participation in forum.

Some of the project thread here even not single unit is VP-ed already running into double figure version.

Under MEH's SPA if I a not wrong, the retention will be paid to developer 6months from VP when the defect period is over.

Given 99% of buyers will blindly sign the SPA, I think most buyers do not know their right. Heck I think the SPA didn't provide any protection to the buyers.

The thread is moving so fast. So far this is the most sensible advice for the owners of EC. As you have vested, too late to be mentally distracted by bashers here.

As for prospect buyers, especially for upcoming EC2, do hope this thread can guide you to make informed decision.

EC is launched before completion of ED if I did not recall wrongly.

However I read through the SPA for ED and aborted the booking.

My advise for prospect buyers for non- sch h product... very important to read through the SPA and more importantly, the reputation of developer.

For what happen today, partially you also at fault. Rather than playing blaming game or witch hunting game, better be proactive and try to find solution for the situation.

It is the commercial SPA. The developer can draft the contract as they want and play around with little words, here and there, but with huge impact.

In Sch H... it is very clear guidelines from PAM about the interpretation of each billing and VP.

Not sure about Commercial SPA (Non Sch H)...

Many developers out there have been "adopting" Sch H SPA for commercial SPA and changing few wordings here and there. If you buy commercial non-sch h property, the reputation of developer supersede everything else.

ES is doing well after the initial hiccup.

But when owners got the key for the unit, the similar hiccup they faced, just on smaller scale compared to Empire Damansara. It seems that now whatever the owners faced in Empire Damansar it is minuscule compared to Empire City. rclxub.gif

Everyone was using the success in Empire Subang, suck up the developer's inefficacy in delivering the product and bbb in Empire Damansara and Empire City with the hope developer is able to replicate the success.
