interesting from all the post regarding Nusaputra.

I have personally bought a unit of Spazio at Presinct 2. I'm quite concerned if these hearsay or watever are true. If it is, it would be disappointing as this is gonna be my permanent first home.

1 thing i would like to ask is that, when will ever the interchage/road to the MEX highway be fixed nicely? I read in forum and blog that it has been 3 years already this same condition.

Sigh, I really don't know wat to say. Felt like bought wrong house and $$$ fly

hi, i'm spazio owner, just collected 2 sets of keys, still inspecting and waiting them to fix the stuff. Then can collect 3rd set and CF will be issued. This is what they said.

However I am ultimately frustrated with the developer as the loan interest funds are not bank into my account yet for 2-3 months. Very slow process. Their this so called zero-interest during construction is really like tipu la.. buyer have to pay to bank first then claim from them, however the claim takes months and months, holding up our money. I really feel want to scold bad words.

As I am first-time house buyer, I wonder how does other property's zero-interest during construction works? is it buyer have to pay and claim too?

Anyhow, when I went to collect my 2 sets of key right before CNY, I did a quick inspection of the house. So far is not bad, very minor issues only. No major issue, so quite relieved.

Now just hope they fix up everything fast and the developer to pay me my claim, then i will start doing minor renovation and stay in very soon

Hi Ben, my house is the one on the right of your house and we met last Saturday and you and your wife talked to my gf. Nice to meet you, sorry for not having the chance to talk together with you guys as I had brought my friend to give advice on renovations.

I am surprised that you didn't get the zero-interest thingy, maybe if we meet next time, I will bring along the Spazio brochure. However, the developer may have different sale package during your purchase period and could just be promotions at the time I bought my house, which was somewhat during Feb-Mar 2011.

Hi,

I am also a spazio owner. Your unit must be the one facing the Grande row. I bought a unit facing the behind and just went to collect my keys last Sat. Can you imagine that the finishings are not done yet? I am so frustrated and practically went off without inspecting anything.

Just wondering when you bought your unit as I am not aware of zero loan interest during construction. Would you mind to elaborate further? When I bought my unit in August last year, I was not made aware of the zero loan interest scheme.

Also, is there any avenue to complain about non-completion of the house after collecting keys?

Thanks.

what deal can they offer? I've actually already paid small deposit for my KC contractor. The only thing I'm interested in this Legend Kitchen is their 0% installment plan. Other than that I've not heard of them.

Thanks kkgooi on the 2 things you found there.

For bathroom, I really agree with you that is a design defect.

For the tangki windows, I noticed so far if rain, it won't leak based on wind direction. However this last weekend, it rained, and some worker left the tangki window door open, so rain water fell onto the floor panels. I was angry on this issue and complained to management office.

Also I noticed that the porch ceiling nearer to the beam side, has sign of leakage. All this while even rain, never see leakage there. This rain on Saturday really brought up a few things.

I think awning might be needed on the most of the windows on rear side of house. the yard area also can go in rain water depending on wind direction

well...they can give us special discount if we have few owner to request for promotion. this is what they can offer.
*
Having request is easy, consider it as 3 or 54 house requesting. Booking and paying them to do work is another thing.
They really need to be more sincere to prepare a package plan so that we can make decisions, rather than tell us to gather people FIRST.

You can put me in, if you guys need the people number. However they need to be fast to show the package deal before this Saturday or ASAP. As I know, many has already assigned their KC contractor/company. I myself has paid for locking a February freebies deal to a KC company.

I went to see the new project by our same developer, called RefleXion at Presinct 3. Quite nice with swimming pool on the 3rd floor but has only i think 3 bedrooms but spacious.

What I'm hoping is that this Bandar Nusaputra has better development in terms of shops, fast foods, hopefully some hypermarket or shopping mall around this area.

Hi guys, according to a saleperson of an electrical shop, if the house already have air-cond pipe and wiring, it cannot support Inverter air-cond due to something to do with inverter need to have bigger pipe.

Is this true?

Also, anyone know how much an air-cond installation would be if our house already have wiring and pipe?

For the inverter i think is quite true, and according to MR.Sia, our aircond piping can support up to 2.5hp for living room, for upstair living and also master is up to 1.5hp and 1hp for the 2 room, and the brand that support will be panasonic, daikin and some others i cant remember but is best to ask the aircond man to verified better.
*
Thanks for info and reply, ykl. by those brands u mentioned and support, do u mean the normal non-inverter models or the inverter models?
Initially I planned to buy all inverters + ion/nano/plasmacluster but after telling the salesperson, immediately he said cannot use inverter.
This is quite sad, as the inverter energy saving is about 1,000kw(+/-) less than non-inverter models. I use air-conditioning for almost 12-16 hours a day.

i have bought the Hitache 1.5hp Wide Flow Nano Titanium Air Conditioner. Too late to get the Daikin now. Maybe next time for the living room.

also, does anyone know whether the installation would be cheaper since we already have pipe and wiring done by developer. As I know the usual price RM180 installation is including 10meter pipe+wiring plus hack and repair. If the installer dont need to that, would it be cheaper?

no, it's not a design problem. Most house with high window are design for brightness and have this kinda fixed window design and never will any rain get to leak irregardless of wind direction. Houses from 20-30 years ago all have this kinda design.

It's more of defect i suppose.

Remember, the purpose they put window so high is to allow light in. If put awning, might defeat the purpose. What you can do is install a full frosted/blury/texture tempered glass window so that 100% no water can come in. I suppose the price of awning and installing new window here maybe around the same price

hi all, is me again. Went to TM yesterday and ask them if they have Unifi for Jalan Nusaputra 4/1D and they said don't have. So I have requested them to install a Unifi node there. The more request will get faster result. Hope you guys who want Unifi, to make request from TM.

Also, those of you who are existing Unifi user, transfering to new house will require RM300 and takes 2 weeks or so, to process.

So they fixed my tangki window problem by adding additions board of some sort like roof to deter rain water from reaching the windows. This means now it is a little darker. Also mentioned that some of the houses with this same issue had been fixed the same way too.

I don't really like this fix coz it made the upstairs living hall less natural light.

Hi all, went to TM again this morning to ask for Unifi for Jalan Nusaputra 4/1D. The person checked and told me that there's still no Unifi for this road. Sigh..

Last nite I went to my house and then there was a Unifi booth at the turning to Presinct 2. I asked the person there, he said "semua jalan sudah ada" and keep asking me to register. It was around 8:30pm.

i'm running very hopeless now if there's no unifi.. can die.. huhuhu sad.gif
worst is, i'm currently using unifi, so means i still need to pay for it while staying in nusaputra without unifi.

they already have the green box installed, why can't they just activate it or something?

Speaking of Unifi, I just found this today, http://www.maxis.com.my/home/plans_fibre_10mb.asp and good news is, Jalan Nusaputra 4/1x are all covered! Nice deal.. 10mbps for rm118 monthly.

wow, this is quite a good deal considering the price and the bandwidth given. I had installed Unifi already on 4/1D too.
