 Riana Green Tropicana - good investment?, worth to buy for investment?

Hi All,

Wanna get advices and opinions from you guys...

there is a 750 sq ft one-room apartment selling for 280k (do you think it is over priced?)... and the rental is around 1500 per month, the maintanance fee is 21 cents per sq ft, so is around Rm150....

do you think it is a good investment? Riana Green is more than 10 years old and do you think the price will appreciate some more?

for those who know Riana Green Tropicana well, hows the environment and the maintainance? is the surroundings good? if it is not good, i think it wont appreciate much from now....

At RM1500 rental and purchase price of RM280K

How much is the maintanance fees? Let say 15 cents per sqft, the maintainance fees would be around 112.5.

The yield would be ((1500-112.5)x12/280000)X100% = 6%

There are many more properties that could offer you this yield and the building is less than 10 years.

However, should you like the design so much then it would be totally a different question.

Or unless you anticipate a growth in future due to some reason.

I like Riana Green. being such an old condo, it still looks very nice and well maintained.
though a high density development, i cant really feel it. perhaps, the occupancy rate is not so high?

some say it is spooky during windy nights..even rumors of it being haunted in some areas? tongue.gif

Perfect place to stay .. I like the environment surrounding the area .. the only drawback is that it get very jammed early in the morning (due to the school next to it) ...

for own stay - YES go for it and u'll never regret ..
for investment - i suggest u try other condo ..

I just bought a unit with GRR 7-8% till year 2013 .. and i can foresee the appreciation of that condo too .. smile.gif

ur friend buy it for investment or own stay ? My ex use to rent a unit there 2 years back (the one with 2+1) .. the rental is RM1800 and at that time the price for the property still below RM350k (again, depends on the facing and build up size) ... To be honest, the security / management there are quite good .. You can actually watch the CCTV @ the guard house from your home's TV ... But i think now is abit expensive .. a 2+1 unit easily can costs u around
450k or above (that's the price that i get 3 months ago).. If your friend interested, ask him to check with the agent: "Ryan" .. he has most of the units there and quite a nice person too smile.gif

with such bad traffic condition, price is still sky high.

even auction 1300sf with reserve price of RM360k.

Since the Iranian give this place a very very bad name, rental is not that high anymore. Many units now are empty. Most Europeans have move out, so too are the airlines staff, especially the gorgeous Japanese flight attendants. So now some owner beh tahan and want to sell.

If you stay at this place, remember to set your alarm clock early so that you can beat the 7am jam! And dun come home before 7.30pm!

BTW A 3 bedroom rental is RM1500 so I dun think your one-room apartment is RM1500.

I bet all of you that say traffic very jam at Riana Green are not staying there. All hearsay only. The fact of the matter is there is a queue going out to Sony/Bandar Utama. Because it is single lane, the queue is long and give impression of very bad jam. I stay around here and I can say that traffic to and from work is excellent. I have seen much worse jam everywhere. All those in Puchong, Subang, the jam is like few miles long and not moving.

There r so much middle eastern sometimes u think u r in Teheran. These buggers eat very late # nite and they like to chillout fr 12 mid onwards n they never discipline their kids n let them run around screaming or play football etc. When you tell them politely, they r usually rude n confrontational. The trouble with these asses r they dont need to work n most of them r here for the long haul on the Malaysia my 2nd Home programme.

For condo and apartment it's very easy to get a unit for rental, so why not rent first and stay a while at the place you intend to buy before making a big decision.

somehow after they change to 1 way traffic, it takes me even faster to exit! Maybe the 2 way traffic really worsens things. The chinese school area no longer jam up, and coming back after work is smooth sailing taking the BU11 entry. I hope it remains 1 way traffic forever.

95% are locals, locals also like to chill out what, look at all the mamaks after 12, all local students...

I'm currently staying in Riana Green Tropicana, yes it is indeed a cozy place for own stay with the green landscaping and resort feel despite of fact that it is not a new condo.

Yes Iranian tenants are seen in the area and some did create noise, but to be honest, the guards have been performing their job in scolding / stopping whorever disturbing other residents, and to my surprise, every single complain that we lodged to security guard, will be reported with details to management office for further action shall needed.

I think, be fair to the guards, they should earn credit by being performing their job. smile.gif

price around there. psf price will get slightly lower if you go for larger units.
i say it is a good buy if the unit for sale is nicely furnished.

The pilot took a dive from the 7th floor hr1, been here in riana for the past 3 years.nice place, courteous people (all turn super aggressive as soon as drive out onto the main road) the school timings (7am, 12.30 6pm) road right in front of the condo turns horrendous

We always receive flyers in our mailbox by property agent, errr currently the price is roughly RM400-450 psf, but that also depends on the unit condition and etc. smile.gif Some very nicely renovated units can go up to very high price too. It really depends.

carpathia, by Tropicana u mean Tropicana City ? OR Riana Green Tropicana ?

Btw, Riana Green is one of the most well maintain property i've seen .. even after so many years, the building still look very well maintain ... the value also appreciate much ....

Notice the recent road extension from Sony up to the Chinese school?

Think potential of further increase for the surrounding condos since Tropicana Grande and See Hoy Chan new condos selling like >600psf. Nearly double.

Also Selangor gomen recent announce leasehold only $1000 per yr renewable. So leasehold freehold not much different anymore. (Human perception, if can live beyond 75 yr every yr is a bonus already)

With 4 lanes, going to 1-U will be a breeze. Short drive around Bukit Utama.

Anyone knows how's the take up rate at See Hoy Chan new condos at Bukit Utama? With high tension spaghetti flying right at the window, wonder whether a concern to the property manics? Or all sapu clean?

I'm at Block A with master bedroom and balcony partial golf view and type D. Whats your type and what is the rental you're getting?

Setia Alam i recommend buying subsale perhaps 20 x 70 at around RM520 - 550k now compared to newly launched at RM668k recently. Luckily i bought mine early last year at only RM420k. biggrin.gif

mine is B 1,797 sq ft. renting out at 2.6k

You planning to stay at Setia Alam? For me I am not so sure yet, thinking about getting a landed with DIBS, then only decide a few years later.

Wow, congrats bro family getting bigger! how much are you planning to let your Casa unit go for? I'm also thinking along the same lines, get a landed first before the price sky rocket too high if not next time not enough living space.

Did you consider any other area beside's Setia Alam? Also why don't you consider renting out the condo instead? quite decent yield.

Never do really like to rent out cause i find it too messy. Moreover, could use the money for reno and other investments. Intend to sell it at RM490k due to the reno i've done and additional carpark i bought at ground floor. It's only 40k more compared to others same bu but bare units.

Anyways like this area as not so concrete as mont Kiara and at same time still have all relevant malls /ammenities

Tropicana avenue density not high. In fact I prefer the one way system out of RG to BU, 2 way system will result in road infront busier

i stay there for almost 20 years dy. was told it's due to the car park that the strata title is still not out, the management therefore had taken appropriate action.

excellent place to stay, the only concern is the usual morning jam for about 35-40 mins within garden and kayu ara area.

riana green has large ground with large number of units, i like the cascading water pools.. thumbs up for IJM. not sure was there a newly constructed block that VP-ed later than the other blocks? perhaps that caused the delay of issuance of strata title. The low rise units are very nice. the taller blocks at the rear facing the highway can be noisy. overall quite nice environment.

other option is casa tropicana also not bad IMO esp the golf course facing high floor units.

important to check the neighbourhood to ensure you're ok with the crowd there. visit at night ie late friday evening at 11pm .

reviving semi old thread. bought a place here a few months ago. gonna do some slight touch up for paint and fix up for plaster ceilings then gonna rent out for a few years before moving in. hope can get good rental cry.gif i think should be good esp since st joseph is opening this year i think. hmm.

Sorrym MR4? I assume it's the newest block which is the hexagon design high rise is it? OK la for 500p/sf, mana mau cari. Maintenance there is well done.

not the hexagon, thats the highrise. its the medium rise one, but one of the newer ones. facing the highway. . yeah the price i think ok. just buy for future stay, but in the end waifu wanna stay at my other place first. so now gonna rent out. yawn.gif

can stare at keadilan office everyday... damn ugly bright lights... hopefully once the school goes up, tropicana avenue, gardens and MRT all up, value also go up. but i dunno.

i wonder what the rental is like. when buying agent told me not below RM3k. now i dah beli, she told me around RM2.4 or 2.5. i really doh.gif doh.gif but love the resort feel and all fully upgraded and painted.

i admired this condo since my school days about 15 years ago. hahahahaha. in the end bought it. meant to be maybe...

yeah. i did some traffic runs to my office, still seems ok, boleh tahan.
for leasehold i think another 75-80 years. i will be goner by then sooo.... my son can figure it out. the strata title still dunno whats wrong, but happy the loan went through. got rejected by a bank for that. but in the end managed to get.

i was considering this or casa. but moment went into the casa parking lot and hallway to the apartment, already can feel cant compare these two properties. so in the end riana! hopefully got good neighbors. seems mostly locals staying there, so thats always a plus.

Oh I see, yea that is a good unit in terms of the room layouts. I like.

should be 3k above coz so big the size. Maybe rental under pressure in this area and it's surrounding. Too many highrise fighting, and many more VP soon. If can rent out better than nothing. If you want to rent out quickly perhaps 2.5k is a good play if you don't mind, but choose tenant carefully.

layout is nice, except just no real place to put dining table which is weird... but love the lanai.

yeah maybe, for me as long as can get someone in there, dont actually care for few hundred. better lose a few thousand a year than a few thousand a month hahaha. must not be greedy nod.gif im scared to find tenant. my old place tenant is ok. but dirty. i never known such dirty people. rent 2 years never learned to clean anything. almost wanna throw up cleaning the place. fk.

Nope, no more Iranian n black staying in casa die to very strict rule for them, they only can hang out commercial restaurants they, BTW casa already getting strata title

imho the property value wont be going up too fast as it is an old condo and still didnt get strata yet so hard to get loan. there is few shortcomings but overall the environment is very nice. if plan to buy for rental, i think a bit hard. but if for own stay its great place to be. the Chinese school a bit annoying though cause many many many inconsiderate parents block both sides of the road. normally around 3-4 lane road become 2 lane. and fking can stop in middle of interesection to drop off/pick up kids. bangwall.gif normally if head home during school end time i make big roundabout way home. to avoid the school sleep.gif

looking for a unit here for own stay.. what kind of people are staying here? families/singles? locals/foreigners? hows the JMB? how much is the maintenance fee here?

families mostly. more locals than foreigners. jmb is ok. not the best but ok. maintenance around 20-25 sen.

dunno. but the high rise ones have a weird shape. and some of the poolside lowrise because i think they dont get much sun at all.

As time goes by lease drops price may drop especially in bad market. This is only logical. I recommend u buy freehold. The land always have value.
