nt neccessary same...it depend on which bank that u apply the loan..
ambank n uob that i apply are using the same lawyer with trinity..tee n teoh...
hsbc (not panel) is using different lawyer..
as long that u can get a cheaper rate, u can use whichever lawyer that u like...
bt make sure that they can settle the doc asap..else u need pay penalty due to late disbursement of loan to developer..

legal fees is 2% of loan amt..
what u get lower is the disc from lawyer..
if u feel ok, then it is ok..
quite subjective to answer ok or not ok..
*
OK as long as within the range that's fine. Thks

need help here...im failed in math
PBB only offer me loan base on the purchase price after discount.

let say,

purchase price before discount RM500k,
PBB only lend me 90% of purchase price AFTER 3% discount,
discount 3% is RM15k. therefore, bank only lend me RM436,500.
in this case, how much do i need to pay for the down payment?

note: RM5k booking
*
Your supposed 10% dp = RM50K - RM15K = RM35K your nett dp.

y la u crying...??
coz of the -ve new on the area..?
there are pro n con of the area..it depend on how u see it..
its true that the current environment of the area is no good...
but that does not mean that with new development coming in, the landscape wont change..but this is a big BUT..
no ppl can predict what will happen..
even when i talk to the sa, they also cant confirm anything..coz that out of their control..
u jz need to think what will happen in the future with all the development (z res, rainz, kiara, seedz) at the same location..
jam - definitely and cant be avoided...
higher density and crowded - no need to explain on this la..
higher status - possible...
changing the face of the 'old' shoplot - also possible..
beautify the whole area - it is happening now..but at a smaller scale..
*
The whole area will be transformed into high end commercial area due to the high demand of lifestyle property.
And what we see right now, doesn't means 3 years later also like that, gradually re-development going on.

early bird is 3% rebate (discount of downpayment) and 4 air-conds (aircond for each room and living room)
early bird is applicable to Block A and B... now all booked except maybe some drop out...
Block A is internal booking, Block B starts from 355psf...

remains to be seen Block C is what price or if early bird still applicable...

The Z residence Block A provides Free Air cond as well? This i'm not aware, where in the clause of S&P mentioned? Thnks

i m buying at RM356/sf after the discount at block B , last time block A was launching at RM320/sf.

And the saleman told me they will most probably launch RM380/sf for block C facing garden view, RM390~400 facing the high way or KLCC view.

Developer expected Block  sell at RM 450/sf .... really hope they can make it  , then will sure earn money alrdy rclxm9.gif
