As simply as that, u want swap rm30k,50k all depend on your available balance and credit limit but not  in EPP/installment...

make it simply...if u need pay upfront 30k-50k....then u have to swap and have the available balance for deduction in 30k-50k in lump sum...
*
Do we have to inform bank first before swap, although we pay upfront?

Maintenance fee at rm0.18 is consider reasonable. Nowadays new condo can easily charge at least RM 0.25 psf for maintenance fee.

hai, i m new join member . just bought an unit from the Z residence... not sure is correct decision or not after see mostly quite negative coment frm forum ...haha

got any buyer of The ZR here? does The Z free air con to the buyer for block A & B ? i heard the saleman said there will free 4x air con to Block C buyer .

overall i think Kiara Residence 1 is the best value for buy either for own stay or invest cz :
1) low density
2) Free progressive interest
3) Free partly funished
4) Disct 7% , low down payment
5) the cheapest purchase price ard RM325/sf aft dist

but unfortunately , all sold out within 3days.... & Kiara residence 2 still waiting for launching, there might going to RM380/sf then..
.
so after so long waiting... i have choose the ZR cz overall it's:

1) FREEHOLD, nowadays really hard to find FREEHOLD condo at KL & Selangor
2) Glass Window concept for the Bedroom, material given in interior more nicer
3) more far frm LRT so nt so noisy (this is just an excuse for me to convince myself ,haha)
4) now RM 355/sf after disct, heard there will be RM380/sf~ RM390/sf for block C , and developer target RM450/sf for Block D, so still got some gape for appreciation of value as i think?

hope the rental in future here can cover my loan & maintainance fee...  sweat.gif

Today whn i apply loan frm banker i only know that this ZR loan is separate to 2 loan :

1) house loan
2) car park loan

which bcz of they hv separate the SPA of house & car park . & some banks cant gv the 90% loan for the car park loan ....

I just wondering :

1) Y The ZR need to separate the car park SPA & house SPA?
this make me feel like i m buying the 2 car park , which not like wht they said FREE 2 car park..  sad.gif

2) And will it be any effected of the selling price in the future?
cz now the car park price is RM 40k frm the selling price they stated.... hmm.gif

If you applied the loan from panel bank, they are able to provide you car park financing. However the tenure for car park is shorter (i.e. 10 year), since it is just 40K. Non-panel bank is unable to do so, but the rate given could be more competitive compare to standard rates offer by panel bank.

most new development will separate out the car park price from the unit price..
the reason being, car park lot will be build 1st..so they can claim the full amt of the cark park $$ from bank..
its not a big deal..
even if next time u wanna sell off ur unit, the car park price can still be evaluated by bank..

So... i heard of it too. Developer want to get fast money. vmad.gif

Any idea which bank package is better? I'm applying ALLIANCE BANK...

U can get a list of panel bank from developer. The standard package offer by bank is BLR - 2.4% lock in for 3 yrs.

You wont able to get approval from cimb even if you apply. coz is not panel bank. having said that, sometimes there will be add hoc basic. approval would be longer because the banker need to get all the info from the developer from A-Z. moreover, banker need to get approval from higher management.

Hey, i get approval from non-panel bank and they are giving better than compare to panel bank. rclxm9.gif
In fact, no much different in term of loan processing duration.
