Hi everyone,

I bought one viola unit for own stay. After discussing the
S&p with my friend who is an architect, we go to the viola construction site and there are some concern raised :

1) the fence is only 1.2 m
2) the drain inside the house is not covered
3) the car porch and the driveway is only brushed concrete (A brushed finish is obtained by pulling a brush over the surface of the fresh concrete, after the surface has been levelled)
4)there is no awning for all the windows and the balcony in the master bedroom . I believe I&P houses have some awning for their windows
5) the flat space between the roof . Is there any rain gutter for this space? For this i suggest we should fight for the roof plan to be included in the s&p.

My concern are for item 1 ,2,3 and 4, if we do some variations or addition to it , is it affect the defect liability period? I was told by friend that any works (for example change fencing, add tiles ) that can change the structure permanently wll violate the waranty.
Appreciate your guys opinion about this.. TQ

Hope so.. But last Sunday, i went to site and there is one house that is completed so I assume this house is the final conditin tht we going to get

Maybe somebody in this forum know what kind of finishing the viola owners will get? Maybe the spira owner can give feedback for the below:

1) is spira fence also 1.2 m( just wnt to compare
2) is the drain inside the house in spira also not covered?
3) for the brushed concrete at driveway, i believe most of u will change to better tiles so would it void the warranty if the renovation takes place during warranty period - same goes to renovation for window capping/ fencing and gate/porsh

Firstly, item 1-4 are not architecture issue technically speaking, it is about specification. What is the is the issue with fence being 1.2m? too low? Most of the drain in new projects are not covered, some owners eventually close them up, some cover it with drain cover (typically steel), some cover it with cement/decrorative slabs. About car porch, some project giving tiles, some comes with cement slabs, some comes decrorative stone , etc.....unfortunately this one only comes with brush concrete....but again i think this should be spelled out or at least asked before purchasing. In summary, if all these are spelled out in the specification and drawing, I dont thin there is a case here to argue because they are not shortchanging you or providing you something that violate architecture principles. I dont know how much changes you want to make to the house, but some may subject to MBSA approval. Theoritically, you would void the warranty if you dont something affecting the structure of the building...if you hack all the flooring and replace with better flooring, and while doing that, you damage the wall, then you will be at fault and developer will not be laible to fix them for you.

Sydermind, yes item 1-4 is about specification which I think is not very good finishing.. I should read the sNp before pay the booking but in viola case we have to pay the booking first before we get the snp and the specification.. The specification in the snp also is very general and simple for example floor finishes : porcelain tiles.. What kind of porcelain tiles? I hope it is a good quality tiles ..

Being spending more than rm500 k for a house, i hope there is no much thing to add later on but in this case looking at the compelete unit might take out some money to do the uncomplete finishing..

if we replace with better flooring and it does not damage the wall then it will not void the waranty. Are u sure about this? i hope when something happen and it does not related to the flooring, the developer will take responsibility for the defect ..

Is there anyone here know whether renovation can affect the liability period?

Another concern is the viola roof. I hope the roof is not a design failure as there is a flat roof which looking from the complete unit there is no rain gutter. This worries me as if there is no rain gutter, where is the water flowing? This is just my concern, my concern is based on my view on the complete unit. If there is a roof plan in the S&p, then we will know the roof design. Anyone here know about the viola roof design?
